then 4:12 is designed and shown as 100 psf, on sheet S1.
9. No change to structural plans and specifications regarding this issue. Refer to revised architectural drawings and
response letter.
10. The structural design criteria section of the general notes has been revised. The seismic design criteria is
correctly specified in this section on sheet S1. All required information per IBC Section 1603.1.4 and 1603.1.5 is
shown in the design criteria section of the general notes on sheet S1.

live load of 100 psf and a dead load of 25 psf.
12. The existing structural members that have not been shown to be reinforced or modified have been checked and

International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2002 National Electrical Code as modified and adopted by the Town of
Vail.
The following comments will need to be addressed prior to issuance of a building permit:

information with all Dian revision items clouded or otherwise identified.

letter. Indicate which plan sheet, detail, specification, or calculation shows the requested
information. Please send revisions to the attention of the plans examiner with the building
permit application number noted.
• Please be sure to include on the resubmittal the enaineer's or architect's "wet" stamD, signature.

Architectural Comments:
1 Please include clean copies of sheet C1 with the revised plans. The text in the copies submitted is
not legible.
2 Show non-combustible wall construction at all exterior walls as required for type III-A construction.
Include wall construction details on the plans for the new 2 hour exterior bearing walls. C1 sheet
does not have a 2 hour bearing wall detail. Coordinate with structural plans if fire treated wood is to
be used.
3 Specify exterior wall construction per IBC 106.1.3 and show non-combustible construction and non-
combustible siding above the 3rd story per IBC 1405.4
4 Specify fire dampers at all new bath exhaust fan, or HVAC ductwork in the 1 hour floor/ceiling or
roof/ceiling. IBC 716.
5 Specify class B shakes on all new shake roof areas. IBC table 1505.1
6 Coordinate building section on A6 with structural drawings. Provide 1 hour assembly at combustible
construction at the new decks. IBC 1406.3
7 Amend plans to show a minimum of one emergency escape and rescue window opening for second
floor master bedroom. Windows F and E do not appear to comply with IBC 1025.
Opening must comply with all of the following:
-Maximum finished sill height of not more than 44" above the floor
-Shall have a minimum net clear opening area of 5.7 square feet
-The minimum net clear opening height dimension shall be 24"
-The minimum net clear opening width dimension shall be 20"
Structural Comments:
10 Revise structural design criteria. Include all required information per IBC 1603.1.4 and 1603.1.5.
This building is not an exempt single family dwelling.
13 Include statement of special inspections as required per IBC 1704.1.1.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of

At your request, on May 19, 2006, we visited the constriction site at Unit F-4,
Northwoods Condominiums, 600 Veil Valley Drive, Town of Vail, Eagle County, Colorado. The
purpose of our site visit was to observe and test the soil exposed in the foundation excavation for
the tr,i.k,03ed addition.
The foundation excavator for the proposed addition was south of the existing residence.
It consisted of one trench adjacent to the residence. The soil,-, at the bottom of the
excavation consisted of brown, sandy gravel with cobbles and large boulders We sampled the
soils exposed in the foundation excavation. The soil samples were tested for natural moisture
content and grain-size distribution. The test results are shown on Figure No. 1.

backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored

undrained backcfill should be incorporated in the design. They should try to prevent the buildup
of hydrostatic prwmire.behind the retaining wall.
To reduce the risk of surface water infiltrating the foundation subsoil, we recommend
installation of a foundation perimeter drain. The foundation,, M„ w,,eter drain should consist of a
flinch diameter, perforated pipe, sloped to a suitable gravity outlet, or to a sump pump location,
at a 1/4 inch per foot for flexible or at a 1/8 of an inch for rigid pipe, The drain pipe should be
covered with a minimum of 6 inches of -3/4-inch fig-draining granular material. Oeotextile
(Mirsfi 140N or equivalent) should be used to cover the free-draining gravel to prevent siltation .
and clogging of the dMn. The backtill above the drain should be granular material to within 2
feet of the grouted surface to prevent a buildup of hydrostatic pressure.

The site surrounding the building. strw um should slope away from the building in all
directions: A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and
three inches in the first 10 feet in paved meas. The top of the granular foundation backfill should
be covered with a minimum of 1 foot-of relatively impervious fill to reduce the potential of
surface water inffitrating the foundation subsoils-
Surface water naturally draw* toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. T le roof
drains and downspouts should extend and discharge beyond the limits of the backfill.
This report has been. prepared according to locally accepted professional Geotechnical
engineering standards. There is no other waumty either,,..,..:.ssed or implied.

Condominium Association:
individual Owner Project - F-4 - Franklin:
The 1,.,rosed project is an expansion of the project approved for the F4 remodel from May 2005. The changes
include:
1. Rebuild and relocate the interior stair and elevator. Rebuild and relocate the south exterior stair.
2. Expand the fast floor 3'6" to the south for the elevator. Add a powder room and ,,.,.,:.figure the ski storage.
3. Second Floor-expand the unit 3'6" to the south. Add a laundry, bathroom and bar. Change the location of the
north window.
4. Third Floor. E..t,,...d the dining room 3'6" to the south. Add a bar and powder room Remodel the kitchen.
5. Fourth Floor: Expand the bedrooms 1'6" to the south. Rebuild one bathroom.
6. Fifth Floor: Add a dormer facing north on this level. Move the new ridge to align with the new elevator,
-,N..,Amately, 1'0" higher. Relocate the bathroom and sleeping area. Move the ridge of the south facing dormer up
to the elevation of the new main ridge.
7. Replace wood shake roof with Class A fi.: r.r,of materials. Northwoods acknowledges that the roofs of all
Building F town homes will be replaced with Class A fireproof materials within the next two years either by remodels
or voluntarily.
Change Order added 7/192007:
8. Expand the dinning room area out to deck underneath the existing balcony as per plans C 1, Al, A2, A3, A4 dated
6/28/ 07. The changes to those plans are focused on expansion of the Third Floor to the south and
rearrangement of the exit stairs on this fagade. The expansion will match F7 at the third level but the stair
will intrude on F3 less than the installation at F7. The railing must match the railing at F6 (which matches
F1).
Change Order dated 8/10/07:
9. Addition of a Elevator Equipment Room on the first floor as depicted on Sheet Al, dated 8/6107, and an
enlarged plans listed as 2/2, dated 8/6107, should not have any effect on the exterior of the. The walls of
the Equipment Room are underground and should be concrete rather than the wood walls depicted on
sheet 2/2.
Note: All of the new expanded areas are in the Limited Common Spaces of Unit F-4.
