Listed below are corrections required to be addressed in plan and written format
for the submitted phased occupancy plan of the Vail Mountain Lodge.
All items typed in bold are responses based on revised drawings
submitted by Shaw Gonstruction on 12/22/2004 and reviewed by the
Town of Vail on 1/5/2005.
Sheet A2.1
1) Work is proposed to continue on the building exterior. All exterior work
shall be complete prior to any occupancy approval. Excluded form this
requirement is the east elevation located next to the Terra Bistro
restaurant. Responses are accepted.
2) Show how work being proposed on east elevation is to be accomplished
without interfering with the means of egress system for the restaurant. Is
propane fuel and heating being used here? If so, show quantities of
propane tanks, location of heaters, how propane will secured, delivered
and stored. Also show how materials are to be delivered to this area
without affecting the Town of Vail's Right-of Way. Responses are
accepted.
3) South elevation. All exterior work shall be complete in this area. Show exit
discharge that is free and clear and maintained free of ice and snow to
the pubfic way. Atl scaffolding, construction materials, trash and debris
shall be removed and exit discharge estabtished prior to occupancy
approval. Provide letter of agreement from the management staff that the
exit discharge will be maintained at all times. Some type of exit lighting is
also required in this location. All exterior work is proposed to be
complete. Exit discharge is shown on revised drawings. A letter
of agreement from Vail Mountain Lodge Management staff is still
required and has not been received to date.

1) Work is proposed to continue on the building exterior. Building exterior
shall be complete prior to occupancy approval. It appears that high work
is also proposed. This work shall be complete prior to occupancy approval.
Response is accepted. All exterior work is proposed to be
completed.

1) South elevation. Show exit discharge for south elevation to the public
way. Response accepted. Exit discharge shown on revised
drawings.
2) West elevation. Exit discharge located at west elevation appears to be less
than 5' in width. This exit discharge serves separate buildings. (Vail
Mountain Lodge & Mountain Haus). Exit discharge shall be a minimum of
8' in width to serve occupant loads from both buildings and provide
enough clearance for maintenance. Provide agreement from management
staff that this exit discharge will be maintained at all times. Response
accepted. Revised plan shows construction fence on west
elevation to be removed and all exterior work complete in this
area. A letter of agreement from Vail Mountain Lodge
Management staff is still required and has not been received to
date.
3) East elevation. Exit discharge to the east does not have clear access to
the public way. As shown, the exit discharge is interrupted by construction
activity and construction fencing. Construction fencing shall be located on
the Vail Mountain Lodge property. It appears the proposed construction
fence is located beyond the property line. Response accepted.

3) General comment. All exit components shall be shown. Include exit
illumination, exit identification and maintained free of construction
elements during interior construction. Show this in plan view and written
format. Response accepted.

2) Access to exit discharge from second exit not shown. Please note that this
correction has been noted on previous field inspections. This item shall be
addressed immediately or loss occupancy on this level (spa/health club)
may occur. Response accepted
3) Construction access is proposed from west stair tower. What is the plan
here? Show how the exit enclosure will be maintained free and clear of
construction activity while building is occupied by the general public. The
recent past has shown that the control of these spaces is beyond the
capacity of the General Contractor. Provide in clarity, a written agreement
of how this is proposed to be achieved once occupancy has been granted.
Response accepted. Any deviation or violation shall be grounds
to either revoke occupancy or stop all construction activity

The plan review for this phased occupancy has been discontinued due to lack of
clarity shown on plans or in written format. Please review the listed corrections
and apply them to all areas of the revised plan. Provide additional information as
to how construction activity will be performed and where materials will be
staged.
Be aware that the Public Works Department and the Planning Department
Temporary Certificate of Occupancy (TCO) approval shall be obtained prior to
requesting an inspection approval from the Fire and Building Departments, Prior
to requesting a TCO inspection from the Fire Department, all alarm certifications,

1) The only construction on this floor is in the unit on the west side of the building in unit
303. Access to this unit will be from the west stair only. The occupied units will follow
the egress routes on the permit drawings. nut the corridor to the west and down the west
stairs to the public right of way or out the east of the corridor into the main lobby and
down the stairs to the public right of way.

1) Construction work on this floor will be accessed from the west stair well. Occupied units
will use the stairs on the east and west sides of the building down to the public way.

occupied areas.

testing and sprinkler certification and testing must be complete. The Fire and
Building Departments may coordinate their inspection at the same time. There
are outstanding issues not resolved at this time. The planning
department has not received an itemized list of all outstanding work or
a bond for the incomplete work. Parking issues have not been resolved.
Employee Housing Unit items have not been resolved. Public Works
approval is required prior to a request for a Building TCO. Alarm and
sprinkler final approvals are also required.

Sheet A2.1
1) Except for the Terra Bistro Restaurant a11 major work will be done on the outside. There
will be no propane full used for heating. The temp fence will be installed along Grid
E. lwhich is south of the restaurant egress and will not interfere with the exit from the
restaurant.
2) South elevation. All major exterior work will be complete in this area. All scaffold and
construction debris will be removed. Exit discharge will be as shown on the permit set of
plans with exit lighting and identification in place.

1) All major work is to be completed on the building e�erior.
Sheet L1.1
1) E�t discharge will be from the men's locker room area onto the South Tenace para11e1
the south side of the building off of the South Terrace onto grade and continue to the
southwest comer of Vail Mountain Lodge then north between Mountain Haus and the
Vail Mountain Lodge.
2) The e�ut discharge on the west elevation will have a fence set to the east of the sidewalk.
This will give both buildings full use of the sidewalk.
3) Per instructions from the Public Works Department the new terrace stairs out of the
southeast town home shall be on hold. The e�t discharge out of the town home will be
temporary stairs down to the public right of way. The construction fence loca.ted on the
east side of the building will have a man gate for egress out of the town home that will be
still under construction. The construction fence will be kept on Vail Mountain Lodge
property and out of the town right of way.
Sheet A0.2
1) Means of egress out of the men's hea.lth club will be out of the stairs along grid line 11 up
to the south spa deck. See item 1 under Ll.l for e�t discharge in this area. The other
means of egress from the men's health club is e�sting and use the main set of stairs
between grids 6 and 7 on K and H.
2) All exit components shall be in place as shown on the permit set of construction
documents. This will include all e�ut lighting and identification.
Sheet A0.3
1) The west stair tower is to be used for an e�t and an access for construction workers to the
floors above. To the fullest extent possible material will be pre stocked in the units that
are under construction. Shaw has informed its sub-contractors that this stair tower is for
use only on a needed basis to access the floors above and that it can and will be used by
the general public. As well that it is mandatory that the e�t doors never be blocked open.
To insure this Shaw will schedule a walk through by one of its superintendents or
foreman this walk will be scheduled every 30 minutes.
