Dear Mr. Donaldson,
Thank you for contacting A Cut Above Forestry to address your tree care needs. As you
requested in our August 5,2004 phone conversation, I inspected and evaluated the trees
at 1495 Lionshead Loop, in Vail Colorado.
Mrs. Rickman, the owner, is concemed about the impacts the three spruce trees will have
on the remodel ofthe house. She is concerned that the trees being so close to the house
will cause damage and make the remodel more difficult. Mrs. Rickman is also concerned
about the wildfire risk created by these trees being so close to the home.
Obser"vations
The three trees are spruce; the specific characteristics are summarized in the following
table. The trees are growing on the south side of the house and on the east side of an
existing stairway.
Tree Characteristics
Trees #2 and 3 have narrow lbrks at or near the base. Narrow forks are more susceptible
to breakage than conifer trees with a single trunk. These trees havc little live fbliage on
the north side of the crown. The lack of foliage is due to the proximity of the building
and continued pruning to allow access to the deck.

Several trees that were not surveyed are growing on the west side of the existing
stairway.
Overall the trees are in good condition with only minor damage. Unfortunately, these
trees, like many others planted in the Vail Valley, are the right trees in the wrong place.
When the trees were planted they were likely six feet tall and fit nicely near the deck.
Now that he trees are nearing 40 feet in height and have a crown spread of l2-feet or
larger, they are interfering with the structure and developing poor crown form as they
grow around the deck and building.
Planned Improvements
The planned improvements to the house include re-facing the exterior with a stucco finish
rebuilding the deck near the front door, realigning the entry stairs to meet code and
adding an entry garden near the southwest house corner. No change to the shape or
excavation (other than for the stairs) is planned.
Potential Impacts of Construction
The potential impact to the trees is damage to the trunk branches and foliage to facilitate
works being done around the house. Pruning the branches to allow the workers to replace
the roof and reconstruct the deck will leave the tree with poor architecture and a lop sided
appearance. This will leave the trees susceptible to failure. No additional root loss is
expected but soil compaction will likely cause root damage.
Recommendations
Trees #1, 2 and3 are more of a problem than positive contributors to the landscape.
They are growing onto the roof, into the building and onto the deck. The branches must
be pruned to allow access to the deck leaving the tree lopsided and exposing the dead
branches leaving them poor in appearance from the house. These trees tend to leave the
house looking overgrown and poorly kept.
In my professional opinion, these trees present more of a liability than a benefit to the
site, both for construction and future contribution. I recommend removing trees 1,2 and 3
but taking efforts to preserve the trees located west ofthe stairway.
The trees to the west should receive the following protection measures:
I . Bring trees to best possible health prior to construction by:
a. Deep root feed with root stimulant and mycorrhizae before construction.
b. Insure adequate water before, during and after construction.
2. Fence is of "no disturbance" with chainlink fencing prior to any construction
activities.
3. Prune branches that will interfere with construction with a sharp tool and in
accordance with ANSI 300 standards.
4. Deep feed trees annually throughout the construction process.
5. Continue to monitor tree health and condition throushout the construction
process.

Please review our revised submittal for 1495 Lionsridge Loop. We have addressed the
concems from the 9-l-04 meeting in the following ways:
1. The stucco color has been changed to a more Earth tone see attached sample.
2. Additional shutters have been added to the front ofthe house. These will be a
glazed antiqued finish. (Color sample attached).
3. Stone sills have been added to tJre windows.
4. A contrasting window cladding color bas been selected as suggested.
5. The fascia cut has been changed from a plumb cut to a square cut, providing for a
deeper, stronger stepped fascia
6. Additional stone has been added to the base of the garage. We have chosen a thin
sliced stone as recommended. (Thin sliced Telluride stone).
7. T\e wood shake shingles have been replaced with a simulated asphalt slate
shingle. This provides more interest to the roof, and provides for better fne
protection. (Sample attached).
8. The guardrail has been added, and altemate between curved and straight
balushades for added interest.
9. The entry has been modified as shown in the rendering.
10. We have maintained the strength of the chimney while being considerate of the
neighboring property owners' views to the North.
I l. The South exterior patio doors have been raised and hansoms have been added
above the doors.

Pahicia Rickrnan combines casual elegance with an unusual art collection.

around to the front deck. Patty spent an
entire summer comling the state, picking
up timbers at abandoned mines, along
raihoad tracks, and even obuined onE
from the old Minturn railroad station. The

wildflowers, all caref ully transplanted by
Patty in the early morning hours before
sunrise or, as she explains, "before the
juices begin to flow in them." She has
blended nature's treasures, such as
columbine, wild roses, daisies, cinqfoil,
and penstamine with such domistic
diately. removed two of the three-storyunit dividing walls, thereby amassini

work. That area included six bedrooms,
two kitchens, and numerous baths which
were redesigned to provide functional,
rarge rdrms.
The hjgh91 of the two entrywap leads
to Patty's office, an area in a wing of the
house that provides a quiet, personal
place for work. The room blends bontem-
porary candy-red and white furnishingswith Patty's Latin American rreasures
which include weavlngs from Ecuador,
Peru, and Bolivia, a pair of Brazilian silrrer
stirrups dated to its first year as a nation,
and a belt with tiny rilver trinkeb which
were once used to purchase a slave,s
f reedom. Also on display arc a century-old Navajo blanket, her grandfathei,s
187 French sword, and an extensive
collection of antique and contemporary

cookbooks. There are but two paintings
in the room, a landscape done by an
lranian friend and an early pencil sketch
by lynn Hap.
dining was gained by knocking out the
dividing wall. fhe focal point of ihis room
is a massive trench crystal chandelier,
which, according to Patty, is one of the
first ever made. A wet bar, formerly the
plumbing area of rhe old kltchen,- is a
handy addition to the dining room, and
built-in cupboards above provide ample
slprate area. Rather than conventional
cupboard doors, Patty modifled antioue
leaded glass windonn to work as slidinc
doors. A variety of an works and objeti

At the far end of the house, the reflec-
tion room of Patty's office, is an enchant-
PB 8uest, bedroom done in a Country
French theme in dusty greens with
antique white wicker furniture and an
abundance of plants. After enlarging the
room by removing the closet, she spruced
up an armoire with coordinating wall-
paper for guest storage. The room pro.
vides a refreshing welcome for guests,
with its large window and doonray open-
ing to the gardens.
For personal relaxation Patty comblned
two of the four third-floor bedrooms to
form a combination sittinl room and
bedroom for herself. To criate a sooth-
ing, sophisticated atmospherc she chose
to do it in greys and silvers, with the bed
placed in an alcove and a chaise for
reading. While the room has a large bath
and dressing room, Patty prefen to urc
her first floor mini-spa (formerly two
back-to-back baths) with is thousand-jet
Jacuzzi and shower.
Descending to the first floor livlng
room one has a sense of entering r flnc
mountain hardys as California and lce-
land poppies, Sweet William, arabis,
dianthus,_ and geraniums. Accented by
flowers, her'front yard an collection
includes a wind mobile by Michael Crotty
(whose work.she carries it Libra Galleryi
a 75-year-old Denver lamp post, a well-
gnawed horse trough from the old Ruder
homestead in Bighorn, a huge piece of
driftwood, several rock slabs, and a rock

slope is also well-covered with aspen and ./
spruce, all rransponed in. -,' The house was originally intenddd-as a

museum. Antiques and formal English
and French furniture are mixed with
more informal pieces to create an
atmosphere of casual elegance. Actually,
Patty was forced to combine two house-
holds of furniture into her living room,
one f rom her formal home in Wichita and
one from her former vacation home in
the Buhfer Creek area of Vail. tor-
tunately, the 1,000-squa re-foot living
area, created by combining the two
duplex living rooms, gave her plenty of
space to mix and match while adding
interesting new items as well. The 22tl-foot ceiling increases the feeling ol
expansiveness. The first piece of furniture
one notices is a massive aqua French
armoire which made its way through sev-
eral hands across the Atlantic to a St.
Charles, Missouri, bawdy house to the
Eagle Valley Arts Council Auction to
Patty. Only later does one recognize the
real focal point of the room, an elabor-
ately carved solid English pewter fireplace
mantel accented with slabs of Carrera
marble.
The wide variety in Patty's arr collec-
tion is exhibited in her living room, where
pieces range from large surrealistic pencil
sketches to impressionist oils to tiny
watercolors. Of note are a series of
graphics by Yugoslav arrisr Marco Spala-
tin, and four 200-year-old hand water-
colored steel lithograph English hunt
prints by Henry Alken and Charles Hunt.
Patty's panicular pride and joy is her set of
five Calder tapestries done to commem-
orate America's Eicentennial. Woven in
Aubusson, France, they were personally
signed by Calder five days prior ro his
death.
Her assembly of arr forms, rangint trom
most current to most traditional, is proof
that one of her theories on art collecting
works and works well: "8uv a varietv oJ

wants to look at a painting and carpet that
