The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code and 2002 National
Electrical Code as modified and adopted by the Town of Vail.
The fo/%wing comments wi//need to be addressed prior to issuance of a bui/ding permit:
For processing:
• Please submit two complete sets of revised construction documents containing the requested
information with all plan revision items clouded or otherwise identified.
• Please respond in writing to each comment by marking the attached list or creating a response
letter. Indicate which plan sheet, detail, specification, or calculation shows the requested
information. Please send revisions to the attention of the plans examiner with the building
permit application number noted.
• Please be sure to include on the resubmittal the engineer's or architect's "wet" stamp, signature,
registration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans. For commercial or multi-famil r~projects all sheets of
the plans must be stamped.
Plan approval from Town of Vail Planning, Public Works and VFES is required prior to issuance of a
building permit.
Architectural Comments:
1 Amend lower level floor plan to show an accurate proposed floor plan and use of spaces labeled as
crawl space. Please refer to structural plans. These are not crawl spaces. Provide windows for
natural light and ventilation for these spaces. (R303)
2 Amend site plan and floor plans to show location of the proposed lot split property line.
3 Provide party wall detail. Common walls adjacent to property line shall consist of (2) 1 hour wall
assemblies with a minimum 1" airspace at the property line. Per the IRC section R302, "Location on
Lot" provisions. Provide a UL or gypsum association listing for the 1 hour wall assemblies. The wall
assembly shall also have a minimum STC rating of 50.
4 Exterior walls of R-3/U-1 occupancies are required to be one hour fire resistive construction where
located less than 3' from property line. Revise plans. Provide a UL or gypsum association listing for
the 1 hour wall assembly. Revise plans to show 1 hour construction at the overhangs within 3' of
duplex property line. (R302)
5 Openings are not permitted in exterior walls of R-3/U-1 occupancies are not permitted less than 3'
from property line. Revise plans and mechanical chimney and upper level bathroom window (R302)
6 Amend plans to specify 1 hour occupancy separation between garage and dwelling unit (R309.2)
-Garages beneath habitable rooms shall be separated from all habitable rooms by not less than 5/8"
type X gypsum board
7 Specify a 1 3/8" solid wood door or a rated 20 minute door between garage and dwelling. (R309)
8 Clearly indicate on the plans type and size of windows to be installed ex; casement, horizontal
sliding, single hung. If window schedule is used, provide window numbering or other method to
identify windows. (R303)
9 Amend plans to provide at least one operable window or door approved for emergency escape for
each sleeping room or basement. (R310.1)
Opening must comply with all of the following:
-Maximum finished sill height of not more than 44" above the floor
-Shall have a minimum net clear opening area of 5.7 square feet
-The minimum net clear opening height dimension shall be 24"
-The minimum net clear opening width dimension shall be 20"
10 Amend stairway design to comply with the following: (R311.5)
-minimum width of stairways shall not be less than 36"
-maximum riser height 7 3/a"
-minimum tread depth of 10"
-minimum headroom clearance of 6"-8"
-handrail on at least one side of stairway 34"-38" above nosing of treads
-handrail ends to be returned to wall or terminate in newel posts
-handgrip portion of handrails shall be 1 1/4"-2" in cross sectional dimension
-handrails to be continuous between landings (can be interrupted by a newel post at a turn)
-stairway shall not rise more than 12' vertically between landings
-for circular, spiral and winding stairs detail requirements in R311.5.8 and IBC1009
Structural Comments:
11 Provide (2) sets of structural plans stamped and signed by the engineer of record.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of
a permit, please check all requested information is included with the resubmitted plans. Please submit
revised plans as a complete set. Partial plan resubmittals will not be reviewed.
