Dear Bob:
This letter is to confirm receipt and approval of your letter dated June 7, 2004 regarding
the design for the subdrain and sump pit for the Antlers pool, permit
PO4-0032. With regard to the use of the Studor Vent for the subdrain and the sump pit, an
atmospheric vent is still required per the manufacturer. After talking with Scott with
Total Plumbing there may be some difficulty in running the venting due to conflicts with
structures above, keep in mind that vents can be terminated on a side wall per the 2003
International Plumbing Code (IPC) section 904.6; this may help in the venting for the
sump and floor sink. Valves are required on the discharge piping of the sump pumps per
2003 IPC section 712.2. I will make these red line notes on the plans provided and
approve them. Someone will need to pick these up and have them in the field for
subsequent inspections the plans will be ready late this afternoon.

Dear Bob,
I agree with your assessment that the lower level below grade waste piping is not an
indirect waste. It is a building subdrain per the 2003 International Plumbing Code (IPC)
section 712.1. As such it would be required to be trapped and vented in accordance with
section 3013 general requirements. In addition the sump pit doesn't comply with the IPC
section 712 which requires that sumps be tightly covered and vented. It has not been
demonstrated that the plumbing system you have proposed meets the minimum code
requirements of the IPC.
Your options are to design and build the plumbing per the International Plumbing Code,
submit a design for consideration as an alternate method or material with supporting
documentation and relevant code sections per IPC section, 105.2, or submit an
engineered design with supporting documentation and relevant code sections per IPC,
section, 105.4. Orice this has been submitted, the building department will review it, to
determine that the alternate is the equivalent prescribed by the code and meets the intent.

1 appreciate your timely review and response to my request for deleting the traps and vertts
on the lower level floor drains. I received your letter this aftemoon clarifying the code
requirement for traps and vents on all of these fixtures that were indicated on the original
documents. In turn I have informed Total Plumbing that the traps and verrts are required
and they are going to install them per the documents in compliance with the 2003 IPC
requirements. Secondly the attached sketches depict revisions to the sump pit
arrangement to comply with section 712 of the code to be tightly covered and vented. The
open top sump was a request from the poot designer. Upon your review and approval of
these revisions I will issue these sketches to all of the appropriate contrac#ors for
construction.

After our discussion this morning and upon further review ofi the waste piping layout and
sump pit detail for the lower level floor drains on the above referenced proje�t I would
appreciate it if you could reconsider your �equirement for these floor drains to be
individually trapped.
The letter that I forwarded o Tu sday depicting the lower I�vel below grade piping as an
indirect waste probably was�``�curate description of its function, In this unique
application I would like for you to consider the sump pit with its open grate top to function
as the waste piping's trap and vent. The addition of a second trap at each floor drain
would be double trapping the fixtures, which is not acceptable by the IPC. Additionally, the
sump pit's pump float will be mounted at an elevation below the invert elevations of afl the
fixtures to insure that the water level in the waste piping will never back feed up to the
finished flovr elevation eliminating the possibility flooding.
After you've had a ehance to review this request I would appreciate it if you could notify me
as toward your interpretation of this piping application a r+ve(I as if you require any
additional information.

requirement for traps on the lower leve� floor drains which are indirectly drained iMo the sump pit
with an air gap. Per Chapter 8 section of the 20Q3 IPC the irap shall be locate in the wasie
receptor, i.e. the sump pit in indirect drain applications with an air break.
