Re: One Vail Place Zoning Compliance Letter, 244 Wall Street/Lot 2, a resubdivision of
part of Lot C, Block 5C, Vail Village Filing 1
Dear Ms. Poteete,
The current zoning of One Vail Place is Commercial Core 1 (CC1) district. The
Commercial Core 1 district process includes the review and adoption of a development
plan, through the review of a major exterior alteration, which is in compliance with the
zone district. There are no overlay districts on this property.
Properties to the north, east, and west are zoned CC1 district. The property to the
south is zoned Ski Base Recreation 2 (SBR2). My research did not find the granting of
any variances or conditional use permits.
As of the date of this letter to the best of my knowledge this project is in compliance with
the currently adopted zoning for the site and the approved development plan. There are
no unresolved zoning code violations to the best of my knowledge. There is two open
building permits at this time B99-0255 and B12-0418. Currently, permit number B99-
0255 is in violation of the building code and has outstanding corrections to be made per
the Town of Vail records.
Currently there is not a copy of any Certificate of Occupancies on file for this building.
The initial construction of this building in the town may have not required a separate
Certificate of Occupancy. To the best of my knowledge there are no other building or
fire code violations for this property other than stated in the previous paragraph.
