COMMENTS
Proposed Changes'.
There are no proposed changes to the exterior of the existing residence.
Proposed changes as follow:
Lower Level Floor Plan
1. At Garage Level - Demo existing bathroom and replace with new
Powder Room as drawn and built -in cabinetry as specified by the
owner. Powder Room toilet is 21" deep wall mount (see attached
cutsheet) and Powder Room pedestal sink is 16" deep (see attached
cutsheet)
2. From Garage Level to Lower Level - Add a new stairway to the lowest
level. The stairway connects the main residence to a lock -off
apartment that has been vacated as an ADU with the TOV. The
adjacent concrete foundations appear to meet structural and frost
depth requirements — contractor to verify in field. There is a concrete
stem wall between the apartment and the stairs that will need to be
partially removed at the stair tread to maintain the 6' -8" head height at
the stairs. Again, contractor to verify existing conditions.
3. Add a Laundry closet to the lower level
4. Replace existing bathtub with walk -in shower at Lower Level Bath
Main Level Floor Plan
1. Replace (3) existing 2'x6' -8" hinged doors at Jack -n -Jill bathroom with
same size pocket doors. Two walls will need to be converted from
2x4 construction to 2x6 construction to accept the pocket door and
existing electrical switched and outlets.
