● Submit two complete sets of revised construction documents containing the requested information
with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING COMMENTS
Architectural
Comments:
1. Proposed fireplace chimney requires a DRB application and approval. Please obtain prior to resubmittal.
2. Plans do not reflect existing and proposed construction. Please
indicate on plans. Example, show existing and proposed walls.
3. Plans to reflect how new chimney chase is to be constructed and type.
4. Provide wall details for proposed boiler room.
Structural
Comments:
Sheet S1
1. Please provide plan sheet that is fully legible.(Print is not readable) Reference section 107.1 IBC 2012 edition.
2. Plans to reflect code edition designed to.
3. Plans do not reflect plate to foundation attachment. Please clarify? Reference section 1604.1 IBC.
Plumbing Comments:
1. New fireplace does not indicate proposed btus nor how gas
piping is to be provided. Provide btu input of the fireplace, type, and a gas piping plan showing how the additional gas load is being provided.
Mechanical Comments:
See architectural comments
Electrical Comments:
1. Show proposed lighting on plans.
2. Indicate new fixtures shall be a minimum of 75% high efficacy per the 2012 IECC.
3.Plans to reflect
the required smoke and carbon monoxide detectors per the IRC.
4. Applicants scope of work indicates a new panel to be installed/ Indicates size and location of the new panel.
