Dear Bill,
I am writing to provide an updated list of comments and concerns on the development application for an addition to the two residential units of the Rucksack Building:
Process: In order to move forward with a PEC meeting on October 13, 2008, you will need to respond to the comments below prior to September 23, 2008.
Required Exemption Plat: As a condition of the building permit issued for the commercial renovation that is currently under construction, an exemption plat to combine multiple lots
into one development site is required prior to Temporary Certificate of Occupancy.
Application Incomplete: The Major Exterior Alteration Application is incomplete, and will need the following in order to be deemed complete and ready to present to the PEC:
Signature from William and Deborah Gardiner
Adequate homeowner’s association sign-off, showing approval of the latest set of plans, with or without consent to proceed once minor changes have been made to such plans
There are a number of unresolved building code issues, including the following:
Living space may not be allowed in the fourth floor or loft area
Because the stairway is so close to the northeast property line adjacent to the A&D Building, a no-build area will need to be established on the A&D property’s access easement. Please
provide us with the current easement language.
Access is also an issue, and an adequate staging plan will need to be submitted in order to show how access will be gained in the rear of the building. It is my understanding that staging
is contingent upon the A&D Building allowing access off Gore Creek Drive, and proof of such an agreement will be required prior to issuance of any permits.
In order to proceed with the current applications, the above issues will need to be addressed by September 23, 2008. Upon receipt of the necessary items for a complete PEC application,
we can schedule the application for review on October 13, 2008. Do not hesitate to contact me with any questions or concerns.
