General Information: This application is required for all proposals involving the addition of any floor area, in-
cluding net floor area and /or gross residential floor area (GRFA). This also includes proposals for `residential
250 additions' and 'interior conversions'. Applicable Vail Town Code sections can be found at
www.vailgov.com under Vail Information — Town Code Online. All projects requiring design review must re-
ceive approval prior to submitting a building permit application. An application for Design Review cannot be
accepted until all required information is received by the Community Development Department, as outlined in
the submittal requirements. The project may also need to be reviewed by the Town Council and /or the Plan-
ning and Environmental Commission. Design review approval expires one year from the date of approval,
unless a building permit is issued and construction commences.

Ile, Letter of Intent to Proceed
With Permitting Process
Dear Board of Directors:
This Letter of Intent is made this day of March, 2013, by and between ContractOne,
Inc., a Colorado corporation ( "ContractOne ") and Bridge Street .Lodge Condominium
Association, Inc., a Colorado non - profit corporation ("BSLCA"). This letter sets forth our
understanding concerning a proposal (this "Proposal ") to which BSLCA gives its permission to
ContractOne to proceed with the Town of Vail Design Review Board and building permitting
process.
1. Negotiations and Transaction. ContractOne and BSLCA have had ongoing negotiations
regarding a ContractOne client purchasing a portion of the common elements and making
construction changes thereto. The work involved includes, but is not limited to, amending
BSLCA's governing documents, drafting appropriate purchase agreements, escrow arrangernents
and the like. As part of the process, ContractOne is required to pull building permits and go
through the Design review Board process with the Town of Vail. This process takes time, and
with deadlines approaching, the process needs to begin immediately.
2. The A egr ement. A final agreement between the parties regarding the above transaction
has not yet been reached, although each party believes an agreement will be reached shortly. At
this point, the parties agree that ContractOne will not start the purchase and construction of the
common elements until a final, binding agreement has been reached between the parties.
3. Permitting Process. Notwithstanding the above, the parties hereby agree, and BSLCA
hereyby gives its permission for ContractOne to take all necessary action to begin the building
permit process and Design Review Board process with the Town of Vail and/or any other
governmental or proprietary agency having such authority.
4. Costs and Expenses. ContractOne shall be solely responsible for the legal, accounting,
governmental, and other fees and expenses incurred in connection with the Design Review Board
process and building permit process, whether or not a final agreement between the parties is
consummated. Additionally, if a final agreement between the parties is not reached, the building
permit and/or the Design Review Board approval shall be voided.
5. Commercially Reasonable Efforts. The parties will negotiate in good faith and use their

commercially reasonable efforts to docurnent and complete the transactions contemplated by this
Proposal as soon as reasonably possible, subject to all of the other terms and conditions of this
Proposal.
6. Nonbading Agreement. This letter merely summarizes the present intention of the parties
with respect to the Proposal, and except for the obligations set forth in sections 3, 4, and S of this
letter and the provisions of this section 6, which will be legally binding in accordance with their
terms, this letter will not create legally binding rights or obligations in any respect, either
expressed or implied, in favor of any party, and each party agrees not to contend to the contrary
unless and until the final agreement has been executed and delivered.
Please acknowledge your agreement to the Proposal by signing where indicated below.
This letter may be signed in counterparts and delivered by facsimile or e-mail transmission, all of
which counterparts together will constitute one agreement and Each of which will constitute an
original copy. This letter will become effective upon execution by both of the parties.

Mechanical Specifications
1. Immediately notify the Engineer of any discrepancies.
2. It shall be assumed that all subcontractors are experienced and thoroughly knowledgeable in their
respective areas of the construction industry and shall perform in a responsible manner in an appropriate
construction sequence.
3. Do not scale drawings. Verify dimensions in field prior to commencement of work.
4. It is the intent of these drawings and specifications to establish a standard of quality. The Engineer reserves
the right to take exceptions to approve methods and materials not reflected herein.
5. Failure to order, or release order, for materials and /or equipment will not be accepted as a reason to
substitute alternate materials, equipment, or installation methods.
6. Work shall be performed in a workmanlike manner to the satisfaction of the Architect & the Engineer.
7. Labor, materials, and equipment shall conform to the latest applicable editions of local, State of Colorado,
and National Codes and ordinances. If conflict between those publications exists, the most stringent
requirement shall apply.
8. The drawings show the intent of the mechanical systems but do not show all details required. It is the
responsibility of the Contractors to install complete & operable systems, which conform to the
manufacturers' installations instructions & industry standards.
9. Systems shall be tested for proper operation. If tests show work is defective, Contractor shall make
corrections necessary at no cost to Owner.
10. It is the Contractors' and manufacturers' responsibility to assure themselves that the code authorities will
approve any product to be installed on the project.
11. Provide 4" high level concrete equipment pads beneath gas fired, floor mounted mechanical equipment in
mechanical room.
12. Offset piping, ductwork, etc. as necessary to accommodate structure, beams, columns, and existing
equipment.
Remodel. Demolition & Unforeseen Conditions
13. Provide mechanical demolition required. Visit site prior to bid to determine extent of work involved.
Provide labor and materials as required to maintain and /or restore continuity of service to existing systems,
whether indicated or not.
14. Be responsible to field verify existing equipment or ductwork remaining to be reconnected to new or
existing systems. Provide ductwork, piping, controls, diffusers, etc., as required to restore continuity to
system(s).
15. All new ductwork, piping, equipment, etc. is shown with dark lineweight. All existing ductwork, piping,
equipment, etc. is shown with light lineweight.
16. All removed piping, ductwork, equipment, etc. are to be disposed of by Contractor unless noted otherwise.
17. All existing support rods and straps now supporting ducts, pipes, electrical conduit, etc. that are removed to
allow room for installation of new equipment shall be relocated and reinstalled, or replaced if damaged.
18. Extend and modify existing fire protection systems to new and remodeled areas.
19. Insulate all new domestic hot water and domestic hot water recirculation with U.L. approved, white, all
service, glass fiber, snap -on, pipe insulation. 1 -1/2" thick on piping <15' in diameter and 2" thick on
piping >15'. Insulate fittings with glass fiber blanket insulation and premolded PVC covers. Provide
deduct alternate price to insulate with Armaflex.
20. Insulation for all types of piping shall be carried full size through pipe hangers or pipes shall be supported
with vibration clamps.
21. Internally line all new ductwork inside the thermal envelope with the same thickness of insulation as is on
the duct it is connecting to. Insulation shall be U.L. rated, glass fiber insulation with a continuous vapor
barrier.
Piping
22. Domestic Hot, Cold & Recirculation piping inside building - Type 'L' copper water tube, wrought copper
fittings and no lead solder.
23. Waste & Vent piping inside building:
Waste lines above ground - Standard weight, C.I. soil pipe, and fittings, or hubless, C.I. soil pipe and
fittings. Up through 2 -1/2" may be standard weight, galvanized steel pipe with black, C.I. drainage fittings.
Vent lines - Schedule 40 ABS -DWV plastic pipe and fittings (ASTM D2661) or Schedule 40 PVC -DWV
plastic pipe and fittings (ASTM D2665). All pipe and fittings shall bear NFS -DWV mark and shall be
joined with solvent weld joints as recommended by the manufacturer.
24. Gas Piping - Schedule 40 black steel pipe, 150 lb. malleable iron screwed fittings on above ground pipe,
welded fittings with all piping coated and wrapped on buried pipe. Welded gas piping shall be pressure
tested at a minimum of 60 psi per Town of Vail amendment to the 2009 IFGC, section 406.4.1. CSST pipe
is prohibited entirely.
25. Gas Valves - Lubricated plug valve 175 lb. W.O.G. iron screwed or flanged.
26. Copper pipe Valves and Specialties:
Gate Valves: Bronze, Class 125, 200 lb. W.O.G.
Ball Valves: Bronze, Class 125, 200 lb. W.O.G.
Check Valves: Bronze, Class 125, 200 lb. W.O.G.
Balancing Valves: 125 psig w.p. for 250F service tight shut -off, Illinois dual - purpose,
balancing /shut -off valve, Hoffman, Sarco, or equivalent.
27. Support pipe with rod and clevis or clamps. No pipe tape allowed.
28. Dielectric Unions - Furnish and install a dielectric union at all connections where non - ferrous material is in
contact with ferrous material and fluid in not protected with corrosion inhibitors.
29. Boiler flue shall be Type B gas vent, complying with UL -441.
Ductwork
30. Duct sizes shown on drawings are outside (sheet metal) duct dimensions.
31. All ductwork shall be sealed airtight with duct mastic. Duct tape is prohibited.
32. Provide 1/4" galvanized mesh screen on all combustion air ducts or openings.
33. Ducts and piping penetrating through roof shall have roof flashing with caulk type counter flashing sleeve
or by method acceptable by roofing manufacturer. Installation shall be watertight.
34. Provide turning vanes in all mitered rectangular elbows.
35. All ducts shall be 26 gauge minimum. Duct gauge and construction shall conform to SMACNA HVAC
Duct Construction Standards.
Sequence of Operation
1. Domestic Water Heating
a. Upon a call for domestic water heating from aquastat A -1 set at 140 °F (adj), existing pump (E) P -1
shall start, and existing boiler (E) B -1 shall be enabled.
b. Thermostatic mixing valve TMV -1 shall be set to maintain a discharge temperature of 120 °F (adj).
