This work will be performed by Thul Electronics. This scope constitutes Phase 1 of a series of upgrades planned at this complex. Vail Racquet Club consists of 15 buildings and one Clubhouse. The Clubhouse and Building 15 are up to date. Phase 1 will include the following upgrades: • Fire alarm panel replacement in buildings 3, 4 and 5 • Upgrade of units 3-4, 4-8 and 5-1 to partial ADA compliance specifically through the installation of fire alarm strobes • Conversion of unit smoke detectors to point addressable through the installation of addressable monitor modules at each device • Installation of one wireless carbon monoxide detector per unit to be located in the central hallway outside of sleeping rooms adjacent to the existing hallway smoke detector • Conversion of existing common area heat detectors and manual pull stations to addressable through the installation of addressable modules • Installation of one outside strobe on each building to provide designation to an approaching fire department truck As no new smoke detector locations are being proposed in this phase, drawings have not been prepared. Upon addition of detectors in sleeping rooms in future phases, plans will be provided. Battery calculations, equipment data sheets and a copy of Thul’s proposal are attached. All existing local smoke detectors/system heat detectors were replaced approximately two years ago and will be utilized in the new system. Serial Interface Modules will be placed behind every detector to give them a unique address, but they will function as they do now: smoke in the Unit will cause the detectors to sound in tandem locally; heat detector tripping will cause a general Building alarm. Existing heat detectors will also have a SIM installed for addressing and they will function as they do now. By placing SIM's behind the existing pull stations, all of these initiating devices will be able to be re-utilized. A wireless system CO detector will be placed in each Unit to satisfy current Code requirements. All exterior panel boxes will be reused, but new heaters will be installed in each one. ADA/Hearing Impaired Units will have horn/strobes and strobes installed where required. Any drywall damage will be patched and painted, with the exception of asbestos areas (if any) and/or plaster. An allowance for three patches in each of the four Units has been included in this proposal. Any additional repairs will be billed at our cost. All work wil be done under a Town of Vail Permit with inspections by the Vail Fire Department. All onsite work will be supervised by a NICET Level 2 certified project manager. As part of the installation, a Test & Inspection of all devices on the system will be performed prior to the final inspection, and again at the end of the first year, prior to the end of the warranty. Unit pricing can be derived by dividing the extended price by the quantities. Our hourly billing rate is $95. This proposal includes includes permit fees of $1500, plan check fees of $288, and Engineering fees of $800, for a total of $2588. This figure is listed on the final page. The annual cost to monitor and T&I all 14 of the systems will be $10,580 ($2645 per quarter). The balance of the project total, including sales tax, will be due at the completion of the project. Sales Tax Any applicable sales tax will be included in the final billing. Please note that sales tax has been included in the overall total of this proposal. Change Orders Any requested changes or deviations from this proposal will be considered a "change order". Change orders must be presented to the client and signed for by both the client and Thul Electronics. Thul Electronics reserves the right to substitute any piece of equipment in this proposal in case of unavailability or discontinuation for an equal or greater value model. Thul Electronics is not responsible in any way for a product's discontinuation or unavailability. Warranty Thul Electronics honors all manufacturers' warranties. Our labor is warranted for a period of one year. Programming completed by Thul Electronics is guaranteed for a period of one year. Any changes to programming requested after that period or any changes requested to support additional devices or features not included in the original project definition may be subject to hourly programming charges. Thul Electronics does not warranty products provided by another source. Remodel Liability The four units that will be converted to ADA/Hearing Impaired Compliance will require wire to be pulled and drywall damage. Every effort will be made to minimize the damage. Thul Electronics will be responsible for patching and painting these areas, with the exception of asbestos (if any), and/or plaster. An allowance for three patches per unit has been included in this proposal. Any additional repairs necessary will be billed at cost. Final Installation Thul Electronics' final installations are subject to certain conditions being met. If the home is not adequately cleaned to prevent damage to equipment or reasonably secured to prevent theft of equipment in time to allow us to perform our work, we will not bbe held responsible for home completion delays. Once equipment is delivered to the home, it is considered property of the home owner. Thul Electronics is not responsible for the damage or theft of equipment once it is on the owner's premises. INSTALLATION: Thul Electronics warrants residential installations against defects in materials and workmanship to one year from the date of the project's completion. This warranty does not cover costs of removal and reinstallation of any defective components covered by a manufacturer's warranty. Routine maintenance is not covered.
