This letter outlines an upcoming scope of work to be performed at One Vail Place. This work will be performed by Simplex Grinnell, Encore Electric and Thul Electronics. There are three components to this building, 1) Vail Resorts Offices, 2) Retail Spaces, 3) Residential Condominiums, Lobby/Core and Garage.
The scope of work is as follows:
• Replacement of existing conventional fire alarm panel with new addressable Simplex 4010 (located in Basement Electrical room)
• One for one replacement of conventional devices in Vail Resorts offices to new addressable devices. I have walked this space and verified that existing coverage is compliant. Devices just need to be replaced.
• One for one replacement in Residential Garage and Elevator Code to convert existing
devices to addressable.
• Connection of fire alarm panel to existing elevator for recall and shunt trip functions
• Installation of new LCD annunciator at Residential Entrance
• Conversion of existing devices in Retail space to addressable. Devices will be added as needed to bring these areas into compliance. As the project engineer, I will be working with the contractors to ensure compliance.
• Installation of addressable, multisensor detectors into the five residential units. The
sensors will be combination smoke, heat and carbon monoxide detectors. The smoke detectors will sound a local alarm in the unit only and will report as supervisory. The heat detectors will initiate a general alarm throughout the building and will report as an alarm. The carbon monoxide detectors will sound a local alarm in the unit only, but will report as an alarm condition.
Limited drawings are available on this building. I have walked the entire building with the installation team and have lined out a clear scope of work. We had limited time inside of the units, so I was unable to prepare drawings. However, I can provide these to you as an As Built
set if you would like. We will also provide a zone list prior to inspection, as one has not been
developed at this time. I have attached equipment data sheets and copies of the contractor’s proposals. The proposals provide detailed descriptions of the work to be performed including device locations, equipment
counts and installation practices. I understand we are asking for a permit with limited
documentation. Be assured that I have walked this project several times to ensure proper scope development. I have also met with Vail Resorts, the HOA representatives and all three contractors. This project is well coordinated and I will continue to stay involved as installation progresses. You and I have walked this building in the past and I am happy to visit the site with
you if you have any questions.
Please advise if you are comfortable issuing a permit. If not, please note what information you would need to be able to do so. I appreciate your assistance.

gwilliamson@simplexgrinnell.com Scope of Work: This is a split installation with two prime contractors with parts and smarts for the Fire
Alarm System through SimplexGrinnell. This will basically be a one for one replacement throughout the building with a few device adds (duct detectors, strobes) where needed. The system backbone will be upgraded to the SimplexGrinnell 4100ES FA panel series.
For the Vail Resorts portion: Encore will do the install with SimplexGrinnell (SG) providing, installation, fire alarm (FA) equipment, programming and testing with AHJ and owner approval at One Vail Place for Vail Mountain Security. Simplex/Encore will handle the retail areas, garage, panel replacement, Vail Resort offices and elevator
equipment room.
Elevator and HVAC vendors will need to be contracted by VR for FA system control upgrades. FA HVAC and Elevator controls connections and testing will need to be coordinated with the project contractors through SG project management.
VR is positioned to handle the third owners’ portion of the retail spaces, Burton and the Travel Agency, for the system upgrade. Project impedance from the third owner will need to be reviewed and coordinated in a timely fashion with the contractors. If wiring and/or FA panel parts for Burton and the Travel Agency’s conventional devices are
needed, it will be handled as a change order.
For the HOA portion SG will provide parts and smarts to Thul Electronics. Thul will be the prime contractor to the HOA and will handle all residential units and residential common areas, including elevator lobbies and the elevator shaft.
Vail Resorts will pull the permit and pay the fee. A proposed schedule follows:
3/29 Pricing submitted by all contractors
4/4 Approval from HOA/Board/Vail Resorts; Permit submittal to Vail Fire 4/22 Start date (pending approval from the unit’s owners) 4/22 parts delivered and panel change out with flow and tampers supervision 5/20 testing for owner and AHJ final
5/24 is a target completion date (5/20 and 5/24 target dates are subject to approval from
the unit’s owners and project contractors). DWG files are not available for this site, permit, scope of work, a FA riser and FA device submittals may be required by the local AHJ. SLS is coordinating this portion with the
owners.
The existing system will be removed and replaced with the emphasis of the sprinkler flow and tampers to be supervised immediately. Monitoring will need to be completed with the VR Central Station.

5. Hard-wiring for AHU shutdown 6. Drawings, engineering, and CADD 7. Complete system design per code 8. New Fire Alarm Wiring

Devices shall only be installed upon completion of all painting and finish work, and
installation of ceiling tiles (if applicable). Devices installed before final cleaning of the jobsite may require additional labor for cleaning which is not covered by this quote. Any device that has paint on it may need to be replaced at the general contractors or property owner's expense. Please note that fire alarm devices required by the AHJ, Owner, Owners Insurance Company or Owners Representative, above and beyond the scope of work, will require a
change order.

Fire Alarm System Upgrade
for One Vail Place Condo Association
Our original proposal to the One Vail Home Owners' Association assumed that the existing wiring could be
used to a great extent. While every effort will be made to use the wiring wherever possible, due to the
addition of CO detectors and the wiring required, it will be necessary to virtually rewire the Units. While it
will be challenging to some extent in all Units, it will be particularly difficult in Unit 1/3, which will require
extensive drywall damage & repair. Every effort will be made to keep damage as minimal as possible; the
estimates for drywall repair & painting are only approximate and will be billed at our cost on the final invoice.
In order to make the wire pulling as short as possible, a NAC Extender will be installed in the stairwell on
the 2nd Floor. Conduit through the garage and power for this piece of equipment will be pulled by Encore
Electric. SimplexGrinnell will program all devices into the FACP.

Payments
An initial payment of 60% of the estimated project total will be collected at the time the contract is signed,
prior to start of the project. The balance of the project total, including sales tax, will be due at the
completion of the project.
Sales Tax
Any applicable sales tax will be included in the final billing. Please note that sales tax has been included in
the overall total of this proposal.
Change Orders
Any requested changes or deviations from this proposal will be considered a "change order". Change
orders must be presented to the client and signed for by both the client and Thul Electronics. Thul
Electronics reserves the right to substitute any piece of equipment in this proposal in case of unavailability
or discontinuation for an equal or greater value model. Thul Electronics is not responsible in any way for a
product's discontinuation or unavailability.
Warranty
Thul Electronics honors all manufacturers' warranties. Our labor is warranted for a period of one year.
Programming completed by Thul Electronics is guaranteed for a period of one year. Any changes to
programming requested after that period or any changes requested to support additional devices or
features not included in the original project definition may be subject to hourly programming charges. Thul
Electronics does not warranty products provided by another source.
Remodel Liability
In some installations, it is necessary for Thul Electronics to run wire and add devices to the walls and ceiling
of the home. In the process, wall finishes will be damaged. Thul Electronics is not responsible for the costs
to repair such damage. Protection to prevent the spread of dust or to prevent other damage to the unit will
be the responsibility of the builder or home owner. Thul Electronics' liability is limited to the removal of trash
and debris from the premises. Any additional cleaning will need to be coordinated by the owner and done
at the owners' expense unless otherwise stipulated in writing. Thul Electronics is not responsible for
re-stretching of carpet.
Final Installation
Thul Electronics' final installations are subject to certain conditions being met. If the home is not adequately
cleaned to prevent damage to equipment or reasonably secured to prevent theft of equipment in time to
allow us to perform our work, we will not be held responsible for home completion delays. Once equipment
is delivered to the home, it is considered property of the home owner. Thul Electronics is not responsible
for the damage or theft of equipment once it is on the owner's premises.

EQUIPMENT: Each component in a custom-installed system is warranted by its manufacturer. The terms
and lengths of these coverage's may vary.
INSTALLATION: Thul Electronics warrants residential installations against defects in materials and
workmanship to one year from the date of the project's completion.
ITEMS NOT COVERED: This warranty does not cover failures due to abuse, lightning strike (we
recommend surge protection products on all our installations), water damage, or other similar natural
occurrences. This warranty does not cover costs of removal and reinstallation of any defective components
covered by a manufacturer's warranty. Routine maintenance is not covered.
