The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2005 National Electrical Code as modified and adopted by the Town of
Vail.

loose plan sheets are not accepted.

• Please be sure to include on the resubmittal the engneer's or architect's°wet"stamp, si4nature,
registration number and date on the cover qage of any structural calculations all structural
details and structural sheets of the �lans For commercial or multi-family proiects all sheets of
the plans must be stamped.
Architectural Comments:
1 The drawings are indicting that construction is to be in accordance with the 2003 International
Residential Code. This is a multifamily building that is regulated by the 2003 International Building
Code. Please change the general notes accordingly. (IBC 101.2)
2 The general notes are indicting the live load design of the deck is 85 pounds per square foot. The
Town of Vail amendments require that all flat roofs and decks be designed to 100 psf.
3 Sheet S2 is indicating a 36"tall guard. The guard is required to be 42"tall minimum. Please change
the drawings to reflect this requirement. (IBC 1012)
4 This building is classified as Type VA, which is wood framed protected to one hour and it is not fire
sprinkled. Balconies and decks are regulated by IBC 1406.3. Based on this section the construction is
to be fire-treated lumber, one hour construction based on Table 601 or be Type IV construction
heavy timber.
Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of
a permit,please check all requested information is included with the resubmitted plans. Please submit
revised plans as a complete set. Partial plan resubmittals will not be reviewed.
