In regards to our DRB applications for Ruth's and Wheeler's we have the following response to your comments from last week.
1) Please find our combined and updated Zoning Analysis on Sheet A001 based upon our current survey from Eagle Valley
Surveying,Inc. This updated Zaning Analysis calculates far the entirety of lot 7,and also shows breakdown for Unit A and B.
Please note,the Ruth residence,including basement deductions,does not exceed 60%of the primary side.
2) The Ruth addition,without dedudions,will introduce new 1536 sq.ft. Please see Sheets A002 and A003 for clarification of
proposed square footage by level. The discrepanry in square footage belween Unit B Main Level and Unit B Upper Level is a
result of the existing Main level Storage Room. On the existing Main Level,there is a 52 sq.ft.Storage Room,that will be
demolished in the proposed plans. This accounts for the proposed Upper Level surplus of 52 sq.ft.over the proposed Main
Level sq.footage. There should be an additional 58 sq.ft.of calculated vaulted space for the Upper Level addition as shown.
3) Please see the additional note and calculations included on Sheet A002 revision for the basement deduction. Please also see
the Zoning Analysis provided,as requested under number l,for basement calculations for both Unit A and Unit B.
4) We anticipate,pending reliable shipment dates,to have a mock-up sample of the Unit B proposed Reysista siding for the
DRB site visit June 19'h.
5) On Unit B,the proposed South facing railings are not visible from the combined West Elevation of Units A and B,where the
existing railing will remain. The existing South facing railing,on Unit B,already differs from the West facing railings. The
existing South facing railing,on Unit B,is in need of repair and aesthetic upgrade. We are proposing that the existing Sauth
facing railing,and the proposed railing on the new Upper Level addition match and be upgraded.
6) The design for proposed Unit B South facing railings is in process. Drawings and details will be provide to DRB,prior to
construdion and installation of such railings. Should such future submittal of the railing design be rejected by DRB approval,
railings matching the existing West facing railings will be installed.
7) Please see additional Sheet A202 showing existing West Elevation for the complete duplex and also see Sheet A203 for the
proposal for the complete duplex.
S) Please see revised Sheet A103 for historic roof elevations and heights and Sheet A106 for proposed roof elevations and
heights demonstrating 33 foot maximum allowable height.
We will be present at the June 19'h DRB for both Wheeler Remodel(Unit A)and Ruth Addition(Unit B).

14-10-5: BUILDING MATERIALS AND DESIGN:
A. The use of noncombustible building materials and designs intended to prevent the
spread of fire are highly encouraged. Predominantly natural building materials shall
be used within the town of Vail. The exterior use of wood, wood siding, native stone,
brick, concrete, stucco, and EIFS may be permitted. Concrete surfaces, when
permitted, shall be treated with texture and color; however, exposed aggregate is
more acceptable than raw concrete. The exterior use of the following siding
materials shall be prohibited: stucco or EIFS with gross textures or surface features
that appear to imitate other materials, simulated stone, simulated brick, plastic and
vinyl.
The exterior use of any building material, including those not specifically identified by
this section, shall only be permitted, unless othervvise prohibited by this code, where
the design review board finds:
1. That the proposed material is satisfactory in qeneral appearance, quality over
time architectural style, desiqn, color, and texture; and
2. That the use of the proposed material complies with the intent of the provisions
of this code; and
3. That the use of the proposed material is compatible with the structure, site,
surroundinq structures, and overall character of the town of Vail; and
4. That the material is noncombustible or aids in the prevention of fires.
14-10-6: RESIDENTIAL DEVELOPMENT:
A. The purpose of this section is to ensure that residential development be designed in
a manner that creates an architecturally integrated structure with unified site
development. Dwelling units and garages shall be designed within a single structure,
except as set forth in subsection B of this section, with the use of unified
architectural and landscape design. A single structure shall have common roofs and
building walls that create enclosed space substantially above grade. Unified
architectural and landscape design shall include, but not be limited to, the use of
compatible building materials, architectural style, scale, roof forms, massing,
architectural details, site grading and landscape materials and features.
