General Information: This application is required for all proposals involving the addition of any floor area, including net
floor area and/or gross residential floor area (GRFA). This also includes proposals for 'residential 250 additions' and
'interior conversions'. Applicable Vail Town Code sections can be found at www.vailgov.com under Vail Information —
Town Code Online. All projects requiring design review must receive approval prior to submitting a building permit
application. An application for Design Review cannot be accepted until all required information is received by the
Community Development Department, as outlined in the submittal requirements. The project may also need to be
reviewed by the Town Council and/or the Planning and Environmental Commission. Design review approval expires one
year from the date of approval, unless a building permit is issued and construction commences.

I have performed a review of the plans submitted for the Forreal Residence and have the following
comments/questions:
1)Provide a stamped copy of the survey.
2)Provide a GRFA analysis for the entire duplex structure include a basement deduction calculation as well. This
will be verified for compliance.
3)Provide a site coverage analysis for the entire site. This will be verified for compliance.
4)Provide details on the new window locations, color, etc. It is unclear what windows are changing? All? Same-
for-Same? Photographs may suffice.
5)Provide a roof plan with ridge elevations over existing and proposed grade to verify compliance with the 33-foot
maximum allowable height.
6)On Sheet A107 there is a note stating that only shaded roof areas are to be renovated. On Sheet A201 the plan
states new DaVinci shakes will be put on the structure. Sheet A202 stares new DaVinci Shake for the entire
house. Confirm what is occurring with the roof. What is existing, proposed, and how much of roof will be re-
roofed?
7)Provide a sample (quality photo) of new driveway pavers. On site plan depict the necessary separate heat
zones. For example those portion in the right-of-way. There is to be no heat in the required concrete pan.
8)The addition to the master bedroom is over the garage for Unit B. My review of the plat leads me to belief that
the plat will not need to be amended due to the note describing the easement and access. Please confirm you
agree.
9)Provide photographs of the stone and stone cap to be used. Match existing?
10)Provide details on the new copper garage doors (confirm all four are being changed) and front door
(architectural character).
11)Provide details on new wood timber bracing for shed roof above the garage doors. Color, architectural detail
drawing, etc.
12)Include a limits of disturbance fence on the site plan and place a note for the return of all disturbed areas to
existing conditions or provide a plan for the new materials.
13)Are there any new exterior light fixtures? If so provide a plan showing conformance with the regulations. All
exterior lights will need to be full cut-off per the regulations.
I am prepared to administratively approve this application as I understanding it currently and with the materials and
answers to the items above. Please submit them at your earliest convenience. I will make an effort to review the re-
submitted items as quickly as possible.
