SURVEYOR'S NOTES:
1) Date of survey: April, 1996.
2) Bearings are based upon the line connecting the monuments found marking the
N 1/4 Corner of Section 12, Township 5 South, Range 81 West of the Sixth
Principal Meridian and the Northwest corner of tract A-1, being S 88° 19'41" W(see drawing).
3) Monumentation as indicated hereon.
4) The sole purpose of this plat is to create the lots and parcels as shown hereon.
5) The lots and parcels created by #his plat are subject to the Planned Unit
Development Plan and Declaration of Protective Covenants as recorded in
800k 300 at Page 758 and rerecorded in Book 301 at Page 415.
6) Per the recorded plat of The Valley Phase II, the easement is indicated as
being a"Drainage and Utility Easement" . The easement recorded in Book 345 at
Page 785 is a Water Line Easement only.
7) Per the recorded plat of The Valley Phase II the acreage of Tract B-2 is
shown os being 0.2.418 ocres. The calculated area af Tract B-2 is 2.429 acres.
8) The approximate Debris Flow Boundary shown hereon is based upon a report
produced by Nick Lampiris, dated Sept. 19, 1992. The location of which was
approximately indicated on the plat of The Valley Phase II.
9) A portion of Crossview At Vail lies within a Medium Severity Rockfall Zone
(per the recorded plat of The V4tley Phase II).
�0) The lots and Parcel 1 created by this plat shall be subject to the "Declaration F�or Crossview
At Vaii' as recarded in the CLerk and Recorders Office of Eagle County, Colorado.
� 1) Crossview At Vail may be affected by an underground right-of-way easement granted to Holy Cross
Electric Assoc., Inc. recorded in Boak 331 at Page 257, the location of which is insufficiently
dimensioned to locate.
112) NOTICE: According to Colorado law you must commence any legal action based
upon any defect in this survey within three ,years after you first
discover such defect. In no event, may any action based upon any
defect in this survey be commenced more than ten years from the
date of the certification shown hereon.
