The following is a summary of the comments from that review: 1. Written utility company approvals must be submitted. 2. Exterior material and color samples must be submitted prior to the Design Review Board hearing. 3. The limits of disturbance fence must be adjusted for both lots to enclose all landscape plantings and retaining wall construction. Lot 31 has excessive slopes, as defined by Section 12- 21 -14, Vail Town Code, and the total disturbed area shall not exceed 60% of the total lot size (i.e. 12,592 sq.ft.). 4. For GRFA calculations, the percentage used for basement deductions must be rounded to the nearest whole percent. 5. On the landscape plans, the aspen sizes must be labeled on the plans. 6. On the Lot 31 landscape plan, the plant schedule must be coordinated with the planting plan. 7. On the Lot 31 site plan, snowstorage must be removed from the right -of -way and adjacent properties. 8. On the Lot 31 site and landscape plans, retaining walls must meet a minimum 2 foot setback from the property lines. 9. On the Lot 31 site and landscape plans, the hot tub and hot tub patio may not encroach more than 71/2 feet into the required 15 foot setback. 10. On the Lot 31 floor plans, label the A unit garage. 11, The executed access easements across Lot 32 for Unit 31B must be submitted with the building permit application. 12. Here are their comments verbatim: Lot 31 - Provide an access agreement from lot 32 for lower unit of lot 31. - Provide a designated turn around for unit 31 B. All trees to be removed must be taped. The applicant must ensure that staking done during the winter is not buried by snow. All site tapings and staking must be completed prior to the day of the DRB meeting. The applicant, or their representative shall be present at the Design Review Board Hearing. The only revision submitted with this application is a revised sheet L1 which is incomplete (please refer to a Town of Vail design review application for a list of required items for a site plan). Additionally, this application does not address the numerous un- approved changes that appear in the submitted building permit application (1307- 0266), additional lower level, elevation changes, roof height changes, etc. Therefore, this change to approved plans application can not be approved as submitted, and the building permit for this new residence can not released until these issues have been resolved. Please let me know if your interpretation differs from ours. Here are the responses to your comments: The newly proposed patios must be corrected to comply with setback requirements of Section 14 -10 -4, Vail Town Code, and shall not be located closer than 7' /z to any property boundary. —The proposed patios comply with the 7 1 /2' setback encroachment. They are all less than S' above grade where they encroach into a setback. The landscape drawings have been updated to illustrate the 7' -6" maximum encroachment. Several site walls do encroach further into the setback. The newly proposed elevation drawings show site grading that is not consistent with the newly proposed site/grading plans. Accurate plans, with a single design, must be submitted for further review. —The elevations have been reviewed and amended to reflect any and all site and grading changes. See changes to elevations 1 &2 on sheets A201 and A202. The floor plans must be corrected to show what the .crawlspace access floor hatch. in unit B is to access. No crawlspace is currently shown on any floor plans for unit B. The structural drawings appear to show a new lower story to this structure which will clearly exceed the maximum allowable GRFA for this site. —There is nothing for us too show for the crawlspace in unit B. Notes have been amended to refer to structural and that the space is <24" high. Access is only provided per IRC 8408.3. Additionally we would like to change all of the materials that are to be Zinc to now be Slate Gray Kynar coated aluminum. This change applies to both houses 809 and BI I.
