Frontage Road West) Dear Mr. Campbell, As we have discussed, our client McDonald's USA, LLC, is planning the redevelopment of their existing restaurant located at 2171 N. Frontage Road West. The proposed development will include an approximately 3,330 S.F. building with generous bicycle parking, tandem drive-thru capability, enhanced landscaping, new lighting, and seating for approximately 29 patrons. As part of the proposed development, the existing site will be razed and new pavement, lighting, utilities, and landscaping will be provided. The site is located at 2171 N. Frontage Road West. The site is bounded on the north and east by an existing shopping center, on the west by a hotel and drive aisle, and on the south North Frontage Road. SITE �M1 i ° , ,s • mot" West Vail s As you can see from the enclosed Site Plan, careful consideration was given to the layout of the planned McDonald's site with one-way traffic rotation around the periphery of the lot. By doing this, the layout affords access to the site without stacking traffic into the shopping center drive aisle. During the concept phase of the project, McDonald's team looked several different building orientations, and traffic circulation options. During the concept phase McDonald's team looked at rotating the site layout 180-degrees, but found that the drive thru traffic would stack into the adjacent drive aisle, congesting traffic within the shopping center. The site currently operates 24 hours a day, with the lobby open from 5:00 am until 10:00 pm. The new restaurant will operate the same hours. A typical day and evening shift will require 20- employees. Approximately 50 employees will be utilized to operate all shifts at the restaurant. Delivers are expected three times a week during non-peak hours. Trash service is also expected three to four times a week occurring during non-peak times. The new site will use landscape to screen adjacent uses and roads. The adjacent uses are commercial/retail, and this site is an operational McDonald's, so no conflicts are expected. All access to the site is taken from internal shopping center drives, with no direct access to N. Frontage Road. As part of this development the building roof drains will be captured by an underground storm drain system, which will help eliminate ice in the parking lot. Additionally, snow storage has been provided adjacent to the drive aisles and parking locations. This project is located within the limits of a shopping center, which has several food service locations, and other commercial businesses. As such, redevelopment of this site complements the adjacent uses. As described above, this restaurant is located within a commercial development, which meets the Town of Vail's goals of concentrating commercial and vehicular uses to specific areas. The new restaurant will be more efficient than the existing facility, will increase the landscaping, reduce lighting, and have better access than the existing site. Therefore, the proposed redevelopment will have a positive effect on the surrounding uses. The proposed building will have the capacity to serve patrons at a faster rate that the existing facility. Additionally, the proposed site layout is designed to keep drive thru stacking on McDonald's property. As such, the proposed development will help existing congestion which occurs within the shopping center. The existing facility will be taken to dirt with new lighting, landscaping pavements, and a new building. McDonald's team has worked to develop the site layout, and to develop architectural elevations which meet the zoning and vision for the area.
