Please note that you still need to work with Town of Vail for any TOV approvals and/or code requirements. If it is necessary to move the small pine(which is currently near the intended edge of the expanded deck), please note that both Ron and I think it should be sited near the large rock that sits between your deck and the bldg 12 parking lot. Regarding the portion of your proposed layout that wraps around by the chimney, Ron noticed that this area will handle water runoff from the roof both in summer and in winter. (And by the way, in case you haven't thought about it, Leslie's and my experience with roof runoff indicates this may also cause a distracting noise in your living room when water is dripping off the roof onto deck boards or furniture instead of on to the ground.) regards Marc On 7/22/2012 1:29 PM, Razvan wrote: Mark,Ron, Chris, Liana and I plan to spend a lot more time in Vail in the coming years therefore we want to start on our project to enlarge our balcony in front of the living room. We are asking for your approval, as leaders of the association, to build this expansion as shown in the attached drawing. The new balcony will be built following the design and color scheme of the building. As you are,or will be in Vail this summer, except Chris probably, I hope you can take a look at both at the proposed extension as well as similar balcony extensions in nearby buildings and agree with our project. I will send you a few photographs of similar projects in building 12. Most similar is the extension of the front balcony at unit 1203, but also please take a look at 1201 andl202. By these standards and the balcony extensions in buildings 10 and 11 we are planning a modest enlargement by 2' in front and 6'on the side. With the extension our balcony will be 8'wide while the one at 1203 is 14'wide. We are in Vail this weekend until Monday evening and will be back in 2 weeks, Friday to Sunday August 3 to 5 and if you are around and have a few minutes I would like to show you what we plan.
