Vail • Denver FIELD REPORT Date: June 3, 2013 Project: # 9020 Project: Potato Patch Location: Vail, CO Weather: Clear, Calm Temp: 55 'at P.M. To: Victor Mark Donaldson Architects 90 Benchmark Road, Suite 207 PO Box 5300 Avon, CO 81620 Attn: Brent Crouch The purpose of this site visit was to observe the site conditions now that demolition and reconstruction has begun. The following was observed: The deck of Unit 19 is near grade such that it is confirmed that framing lumber should be treated. This appears to be the case for most decks. The triangular "bay" on both units 19 and 18 were rotted to the extent that they have been removed. This appears to be the case at other units also. Attached is a framing plan to redo the triangles. The existing wall stud framing of Units 19 and 18 is 2x4 instead of 2x6 as anticipated. Because of this, it is acceptable to revise the new headers from three members to two plus a piece of plywood. The framing to re-support the existing bays at the kitchens should be done per the current plans. Some of these bays are simple span framing as part of the decks and some appear to be continuous. After demolition of the existing decks on units 15, 16, and 17, the existing steel beam blocking is in bad condition and the existing beams are quite rusted. Instead of incurring the cost of removing the existing blocking and cleaning the steel beams with the change that they cannot be re-used, new steel beams of the same size or 3-12" U.L. wood beams should be installed This will also allow the rotted 6x6 wood posts that support the beams to be replaced. www,monroe-newell.coin 1400 Glenarm • Suite 101 • Denver, Colorado 80202 (303) 623-4927 • FAX (303) 623-6602 • email: denver®monroe-newell.com The existing 2x10 framing supporting the kitchen 'bay' of units 15,16,and 17 have been cut off. These units should then be framed similar to Units 18 and 19 with a new header supporting the bay edge supported on triple beams on each side. The header supporting the deck on Unit 16 can be extended past the end of the kitchen 'bay' to allow the triple 2x10 supporting it to frame into the building outside the existing vent. The opposite end of this header will bear on a concrete wall. The condition of the triangular bay on unit 13 and possibly on Unit 11 are such that they will probably need removal and replacement. These should be evaluated further once sheathing is removed On Unit 11, the header above the kitchen bay windows is a double 2x4 flat. This header is not adequate and is deflecting. This header should be replaced with a header of (3)-13/4x5'/2 U.L. Even with the new header the windows should be installed to accommodate 5/8 inch of movement.
