DOCKSTADER POST OFFICE BOX 2889 VAIL.COLORADO 81658 DESIGN REVIEW BOARD TOWN OF VAII., COLORADO May 30, 2013 RE: Construction at 4017 Lupine Drive Contractor- Les Samelson Gentlemen: We live ax 3987 Lupine Drive immediately adjacent to the west side of the subject construction. While our relationship with the contractor of the subject construction has been excellent we have basically two concerns that we hope will be addressed by the Design Review Board and be made a requirement for the completed construction. 1. The subject construction is immediately adjacent to our property. Minimum setback and height of construction causes direct and close line of sight views between buildings including the existing windows of our house and the new house. Bushes and small trees previously existing at 4017 Lupine that screened views with the previously existing building have been removed as necessary to construction. However, various branches on large existing pines were damaged or removed during construction resulting in less screening between the buildings. We request consideration be given, in addition to that shown on plans, to additional planting of evergreens, preferably spruce, of a size that will provide line of site screening between the buildings and windows of our home and the new home. 2. Water and Drainage. The minimum setback, steep slope of new fill from the new home to property line on the west side combined with extensive roof area of the new home on the west side combine to result in a potential for extreme water runoff onto our property. No provision has currently been made to control the disposition of this water. We have made a request to the subject contractor to install adequate gutters at the roof eaves to direct water runoff into the creek or into an area not sloping onto our property at 3987 Lupine. We request that this be a requirement of the construction. We believe the requested requirements will be advantageous to both the new and our adjacent property.
