HomeMy WebLinkAboutDRB130243 HOA APPROVAL.docAnnual Meeting Minutes Bellflower Condominium Association May 21, 2013 Meeting was called to order at 4:00pm via teleconference call. Members present: President Bill Sudow, Vice-President Steve Beck, Treasurer Joe Greco, and Secretary Sandra Norikane. It was unanimously approved by all to waive proper notice, as 100% of the membership was present. Meeting minutes of the May 24, 2012 annual meeting were reviewed. Motion to approve by Joe Greco, seconded Steve seconded, and accepted by all. Treasurer's Report Sandra gave a brief review of the finances of the Association for 12/31/12. At 12/31/12, the Association had a profit of $5,269 and had reserves of $4,474. As of 3/31/13 the Association generated a year-to-date profit of about $985. The updated reserve study shows anticipated expenses in total of $47,000. Discussion of items that the Association would like to undertake this year include painting the building at a cost approximately $5,000 which has been included in the operating budget. Joe approved Budget as presented, Bill seconded. All approved. Motion passed. The dues increase will be retroactive to the first of the year. Old Business Lawn Service - The Association will again use Dave Lockhart and May mowing and use for spring cleanup, seconded and passed unanimously. Mow schedule is: June – Steve, July – Sandra, August – Bill, September – Joe Snow Plow – John McSnow is the new snowplow service and the Association was fairly happy with his services this past winter and would be hired again, as long as the bid comes in at a reasonable amount. New Business Steve will get three bids for painting and will deliver bids to Sandra and she will circulate and an additional meeting to make a decision on painting the building will be scheduled in the near future. Other items: Tree spraying will done per contract with Preventive Tree Spraying. The 2013 bid is for approx. $210. The pine tree outside Sandra’s unit will be cut down in accordance with Town of Vail code. Sandra will replant another tree, once it is researched what can be planted instead of a pine tree. Steve mentioned a couple items for Bill to follow up on with the renters in unit #2, including the snow removal on the decks upstairs, the status of the deck stair repair, and the dog on the common property. Fence damage was done by end of the lot (west-end) on the top rung. Steve believes the neighbors caused this damage. Watering of the lawn should follow water restrictions. Steve is wondering if the Association should implement a 100% approval on items over a certain dollar amount for major items. Election of Officers Sandra motioned to approve the following officer positions, seconded by Bill Sudow - Bill Sudow (President), Steve Beck (Vice President), Joe Greco (Treasurer) and Sandra Norikane (Secretary). Bill seconded, passed unanimously. With no further business, meeting was adjourned at 5:00pm.
