EXISTING BUILDING INFORMATION
The type of construction appears to be Type III B per the existing drawings, site observations, and per 2009 IBC
Section 602.3. The existing 5 story building has both non - combustible and combustible framing between non-
combustible exterior masonry bearing walls. The existing building also has an installed automated sprinkler system.
Per Table 503 a Type III B construction type can have a maximum of 4 stories but per Section 504.2 this can
increase 1 story to a total of 5 stories due to the automatic sprinkler system.
PROJECT/ CODE INFORMATION
CODE: 2009 IBC, 2009 IECC, OCCUPANCY TYPE: IIIB
The interior of the existing (2) bedroom (2) bathroom unit will be completely demolished and replaced with a
new (2) bedroom (2) bathroom layout with an additional mezzanine as shown in the plans. A spiral stair will
connect the main level to the mezzanine. All existing exterior elevations are to remain unchanged. Exterior
changes occur only at the roof as follows:
Two new skylights are proposed in the master bathroom and mezzanine, see plans for sizes and locations.
The new master bedroom fireplace chimney will extend up through the existing roof. The new mezzanine
fireplace chimney will extend up through the existing roof. The new kitchen hood vent will extend up through
the existing roof.
The bathroom fan vents will terminate at existing locations on the north side of the unit
Mezzanines:
The proposed mezzanine will meet the requirements of Section 505. The floor area of the Great Room in
which the Mezzanine is located in is 613 SF. The aggregate area of the Mezzanine is 204 SF, which meets
the 1/3 requirement. Note: the habitable area of the Mezzanine above 7' is 134 SF which is significantly less
than the 1/3 requirement.
Means of Egress:
The common path of egress travel for the Mezzanine from the farthest NE corner to the point in the exterior
hallway where 2 means of egress are available is 76 ft. per section 1014.3 exception 4 the common path of
egress travel cannot exceed 125 ft, since the building is equipped with an automatic sprinkler system.
Spiral Stair:
Since the area that the spiral stair will be serving is less than 250 SF the spiral stair will meet the
requirements of Section 1009.9. The stair wil have a 71/2' min. clear tread depth at a point 12" from the
narrow edge, and a riser height not more than 91/2 ". The spiral stair will have a minimum clear width of 26" at
and below the handrail.
