Box 2809 2470 Bald Mountain Road, Town of Vail Edwards, CO 81632 Eagle County, Colorado Project No. 13 -2864 Dear Mr. Scheidegger: At the request of Mr. Greg Johnson of Vail Custom Builders, on August 14, 15, 22 and 23, 2013, we visited the construction site for the proposed new residence on Lot 19, Block 2, Vail Village 13'b Filing, 2470 Bald Mountain Road, Town of Vail, Eagle County, Colorado. The purpose of our site visits was to observe the soils exposed in the foundation excavations for proposed residence and compare them with the findings and recommendations of the Soil and Foundation Investigation Report, under the same project number, dated June 11, 2013. The existing residence was razed. The excavation consisted of trenches and benches stepping into the site. The soil exposed in the foundation excavation consisted of light brown, sandy gravel with cobbles and boulders. The excavation cuts, ranged from about six to eight feet below the existing grade. The soil exposed in the excavation was consistent with the findings and recommendations of the above -named soil's report. The soil exposed in the foundation excavation for the proposed residence is suitable for the designed maximum allowable soil bearing pressure of 2000 psf. The bottom of the excavation was compacted. Soft spots were not reported. The existing slab that was discovered under the pad on the east side of the excavation will need to be removed. The footing pad should be placed on the undisturbed sandy gravel, beneath the slab. We also, recommend compliance with the recommendations of the above -named soil report during the remainder of the construction, specifically with the sections on drainage, grading and irrigation. This report has been prepared according to locally accepted Professional Geotechnical Engineering standards for similar methods of testing and soil conditions at this time. The findings and recommendation stated above are based on the soil conditions observed and tested in the foundation excavation only. There is no other warranty either expressed or implied. The purpose of the survey was to identify asbestos containing materials (ACM) and materials presumed to contain asbestos (PACM) as defined by the Environmental Protection Agency (EPA) for the purposes of eventual building demolition. Sampling: During the sampling process, suspect ACM was separated into three EPA categories. These categories are thermal system insulation (TSI), surfacing ACM, and miscellaneous ACM. TSI includes all materials used to prevent heat loss or gain or water condensation on mechanical systems. Examples of TSI are pipe coverings, boiler insulation, duct wrap, and mud packed fitting cement. Surfacing ACM includes all ACM that is sprayed, trowelled, or otherwise applied to a surface. These applications are most commonly used in fireproofing, decorative and acoustical applications. Miscellaneous materials include all ACM not listed in the thermal system insulation or surfacing categories, such as linoleum, vinyl asbestos flooring, and ceiling tile. Boulder Environmental Management, Inc. followed EPA recommended sampling guidelines for identification of asbestos in bulk matrices. A set of one (1), three (3), five (5), or seven (7) samples were collected for each material type and analyzed by Polarized Light Microscopy (PLM). Each sample set was systematically analyzed. Upon determination that a sample in a set contained asbestos, analysis of the remaining samples in the set was discontinued. The EPA defines any material that contains greater than one percent (1 %) asbestos, utilizing PLM, as being an asbestos containing material. Materials that are identified as "none detected" are specified as not containing asbestos. Asbestos removal permit or notification requirements: When the quantity of ACBM to be removed exceeds "> 260 LF or 160 SF or a 55- gallon drum ", a permit or notification and a ten working day waiting period are required before a permit is valid. These circumstances also require a notification fee of $80 for a non - friable asbestos removal or a permit fee of $400 for a friable asbestos removal. These trigger levels apply to all SFRD's which are intended to be demolished. Obtaining a State Demolition Permit: { Prior to building demolition/relocation/burning, Colorado requires a state issued demolition permit. The building, or portion thereof, must be free of regulated asbestos containing materials before application for the demolition permit. There is a 10 working -day advance notification requirement for permit applications. Day 1 is the 1St business day following the postmark or hand - delivery date. (Working Day means Monday through Friday and including holidays that falls on any of the days Monday through Friday.) An inspector accredited by the EPA and CDPHE must sign a statement (in blue ink) certifying that the building is eligible for demolition to begin the demolition permit application process. Conclusion: No asbestos abatement is required prior to conventional, complete building demolition. Please see section regarding obtaining a demolition permit. Workers disturbing asbestos containing materials must be OSHA/EPA trained and asbestos containing materials must be disposed of in a land -fill approved by the EPA to receive asbestos waste. Non- friable asbestos containing materials as noted may remain in a building during demolition. Occupational Safety and Health Administration guidelines should be followed while disturbing or handling these materials. State of Colorado licenses and certifications for asbestos handling are not required so long as materials remain non- friable. The results of this survey pertain only to materials tested. They should construct the footings on the undisturbed, sandy gravel with cobbles and boulders. See Foundation Recommendations for other alternatives. SCOPE OF STUDY This report presents the results of a subsurface Soil and Foundation Investigation for a proposed duplex to be constructed on Lot 19, Block 2, Vail Village, 13'h Filing, Town of Vail, Eagle County, Colorado. The purpose of the subsurface soil and foundation investigation was to determine the engineering characteristics of the foundation soil and to provide recommendations for the foundation design, grading, and drainage. Geologic Hazard studies are outside of our scope of services. SITE DESCRIPTION Lot 19 is a 0.361-acres lot, at 2470 Bald Mountain Road, Edwards, Town of Vail, Eagle County, Colorado. The topography is moderate to with some short and steep banks down from the road toward the existing residence and from the south side of the existing residence to the south and west property lines, which slope to the south and southwest. Vegetation on the lot consisted of pines, aspens and landscaped grass. The lot has an existing duplex. To the east and west of the lot are residences. LKP Engineering, Inc. 3 PROPOSED CONSTRUCTION The existing duplex will be completely removed, including the existing foundation, and the proposed single family residence will consist of a two-story, wood frame construction,with a walkout basement, on a concrete foundation. The walkout basement will be on south side of the lot. The foundation on the north portion of the lot will be at frost depth. Loads are anticipated to be light,typical of residential construction. If the finalized plans differ significantly from the above understanding, they should notify us to reevaluate the recommendations of this report. FIELD INVESTIGATION The field investigation, conducted on June 6, 2013, consisted of drilling, logging and sampling one test bore. The test bore location is shown on Drawing No. 1. Drilling of the test bore was done with a 4-inch diameter, a continuous flight power auger on a track mounted, drill rig. Soil samples for laboratory soil analysis and observation were taken at selected intervals with a California and Split Spoon Samplers, advanced with a 140-pound hammer, falling 30 inches. We show the soil profiles of the test bore on the Subsurface Exploration Log, Figure No. one. Soil samples for laboratory soil analysis and observation were taken at selected intervals. SUBSURFACE SOIL AND GROUNDWATER CONDITION The soil profile encountered in the test bore is as follows: Test Boring No. 1 had about six inches of topsoil over approximately three and half feet of fill over approximately three feet of reddish brown gravelly sand underlain by reddish brown, sandy gravel with cobbles and boulders. Refusal was encountered on the boulders at nine feet below the existing grade. Ground water was not encountered. LKP Engineering, Inc. 4 FOUNDATION RECOMMENDATIONS The proposed Stockton Residence should be supported with conventional type spread footings, designed for a maximum allowable soil bearing pressure of 3000 psf. The footings should be placed on undisturbed sandy gravel with cobbles and boulders, below all topsoil and fill material. The entire foundation must be supported on the sandy Qravel with cobbles and boulders. The undersigned engineer must observe the foundation excavation to verify that the soil conditions are as anticipated based on the information from the test bore. For any additional foundation alternatives,please contact our office. Continuous foundation walls should be well reinforced,top and bottom, to span an unsupported length of at least 10 feet. A minimum backfill cover, as required by the local building department, should be provided for frost protection of the footing subsoils. The foundation excavation should be free from excavation spoils, frost, organics and standing water. Any overexcavation within the proposed foundation, should be backfilled, in 8 inches loose, level lifts and compacted to 98%of the maximum dry density and within 2 percent of the optimum moisture content as determined in a laboratory from a Standard Proctor test (ASTM D-698). Structural fill, placed under footings, should be tested by a qualified professional on regular basis. Contact the engineer before placing any structural fill. The on-site soil free from topsoil, organics, and rock fragments smaller than six inches, is suitable backfill material. Voids left in the excavation, due to rock removal, should be filled with lean concrete or clean crush rock, approved by the engineer. The footings should be constructed on a level surface. LKP Engineering, Inc. 5 EXCAVATION DIFFICULTIES From the condition of the large sandstone boulders in the test bore,we assume that the excavation can be done with large excavation machinery. Excavation of narrow utility trenches might be more difficult. SLAB CONSTRUCTION The natural on-site soils, exclusive of topsoil, organics and fill material, are suitable to support lightly loaded slab-on-grade construction. The subgrade for the slab-on-grade construction should be proof compacted to detect and remove soft spots. They should backfill overexcavated soft spots and other underslab fill with the on-site soil, free from topsoil and organics, or other suitable material, compacted to a minimum of 95 percent of the maximum standard Proctor density (ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments greater than 3 inches. The concrete slab should be constructed over a 4-inch layer of clean gravel consisting of -3/4 inch gravel with at least 50%retained on the No. 4 sieve and less than 3 percent passing the No. 200 sieve. They should reinforce the concrete slab-on-grade and score control joints according to the American Concrete Institute requirements and per the recommendations of the designer to reduce damage due to shrinkage. The concrete slab should be separated from the foundation walls and columns with expansion joints to allow for independent movement without causing damage. LKP Engineering, Inc. 6 RETAINING WALLS They should design foundation walls retaining earth and retaining structures that are laterally supported to resist an equivalent fluid density of 60 pcf for an"at-rest"condition. Laterally unrestrained structures retaining the on-site earth should be designed to resist an equivalent fluid density of 40 pcf for the"active"case. Passive earth pressure of 350 psf can be used for the lateral pressure against the sides of the footings. Resistance to sliding at the bottom of the footings can be calculated based on a coefficient of friction of 0.5. Undisturbed soil or a structural fill compacted to 100 percent of the maximum dry density and within 2 percent of the optimum moisture content shall be used to resist lateral loads at the sides of the footings. The above design recommendations assume drained backfill conditions and a horizontal backfill surface. Surcharge loading due to adjacent structures, weight of temporary stored construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained backfill should be incorporated in the design. They should try to prevent the buildup of hydrostatic pressure behind the retaining wall. UNDERDRAIN SYSTEM To reduce the risk of surface water infiltrating the foundation subsoil(and the development of a perched water condition) installation of a foundation perimeter drain is recommended. The foundation perimeter drain should consist of a 4-inch diameter perforated pipe sloped to a suitable gravity outlet, or to a sump pump location. The drain should slope at 1/4 inch per foot if flexible or at 1/8 of an inch if rigid pipe is used. The bottom of the trench adjacent to the footing should be lined with a polyethylene moisture barrier glued to the foundation wall. The drain pipe should be placed over the moisture barrier and covered with a minimum of 6 inches of-3/4 inch free-draining granular material. Geotextile(Mirafi 140N or equivalent) should be used to cover the free-draining gravel to prevent siltation and clogging of the drain. The backfill above the drain should be granular material to within 2 feet of the ground LKP Engineering, Inc. surface to prevent a buildup of hydrostatic pressure. The top one foot of the backfill material should consist of a relatively impervious fill. The backfill should slope away from the building. SITE GRADING AND DRAINAGE A site plan was not available for review at this time. The following recommendations are general in nature. The site surrounding the building structure should slope away from the building in all directions. A minimum of 12 inches in the first 10 feet is recommended in unpaved areas, and three inches in the first 10 feet in paved areas. The top of the granular foundation backfill should be covered with a minimum of 1 foot of relatively impervious fill to reduce the potential of surface water infiltrating the foundation subsoils. Surface water naturally draining toward the proposed building site or permanent cuts, should be diverted around and away from it by means of drainage swales or other approved methods. The roof drains and downspouts should extend and discharge beyond the limits of the backfill. Exterior backfill should be compacted at or near the optimum moisture content to at least 95%of the maximum standard Proctor density under pavement, sidewalk and patio areas and to at least 90% of the maximum standard Proctor density under landscaped areas. Mechanical methods of compaction should be used. Do not puddle the foundation excavation. LAWN IRRIGATION It is not recommended to introduce excess water to the foundation soils by installing sprinkler systems next to the building. The installation of the sprinkler heads should insure that the spray from the heads will not fall within 10 feet of foundation walls, porches or patio slabs. Lawn irrigation must be controlled. The purpose of our site visits was to observe the soils exposed in the foundation excavations for proposed residence and compare them with the findings and recommendations of the Soil and Foundation Investigation Report, under the same project number, dated June 11, 2013. The existing residence was razed. The excavation consisted of trenches and benches stepping into the site. The soil exposed in the foundation excavation consisted of light brown, sandy gravel with cobbles and boulders. The excavation cuts, ranged from about six to eight feet below the existing grade. The soil exposed in the excavation was consistent with the findings and recommendations of the above -named soil's report. The soil exposed in the foundation excavation for the proposed residence is suitable for the designed maximum allowable soil bearing pressure of 2000 psf. The bottom of the excavation was compacted. Soft spots were not reported. The existing slab that was discovered under the pad on the east side of the excavation will need to be removed. The footing pad should be placed on the undisturbed sandy gravel, beneath the slab. We also, recommend compliance with the recommendations of the above -named soil report during the remainder of the construction, specifically with the sections on drainage, grading and irrigation. This report has been prepared according to locally accepted Professional Geotechnical Engineering standards for similar methods of testing and soil conditions at this time. The findings and recommendation stated above are based on the soil conditions observed and tested in the foundation excavation only. There is no other warranty either expressed or implied.
