1. The existing °house" boilers are cast iron, about 84% efficient at full fire, but they
don't modulate. They produce about 212 MBH maximum heating output (both
boilers). The boilers look like they were left out in the weather and/or exposed to
a fire or steam.
a. The piping to the new domestic water tank is undersized (both heating
and domestic water pipes).
b. The existing cast-iron pipe above the boiler room leaks.
c. The radiant floor manifolds are "hidden".
2. The existing "snow melt" boiler is copper tube, about 80% efficient at full fire, but
doesn't modulate either. It produces about 200 MBH maximum heating output.
3. Any other heating issues?
4. The proposed system will use finro boilers with finro pumps (system will work and
be able to supply load that is present 90% of the time, if one boiler or one pump
is down). However, each °secondary load" has its own pump (just one). If the
secondary pump doesn't work, can still get a little heat using by-pass valves.
a. The boilers are nominal 95% efficient(at low retum water temps). More
importantly, they modulate down to 25% capacity. This is much more
energy efficient.
i. The proposed boilers are eligible for$1500 tax rebate.
Residential Energy Property Credit(Section 1121): The new
law increases the energy tax credit for homeowners who make
energy effiaent improvements to their existing homes. The new
law increases the credit rate to 30 percent of the cost of all
qualifying improvements and raises the maximum credit limit to
$1,500 for improvements placed in service in 2009 and 2010.

ii. Bottom line: New plant will actually save energy (with similar use,
compared to new system), but won't reach °95% efficiency° most
of the time_
b. The new plant will serve both the"house"and snowmelt functions.
Combined capacity is about 390 MBH at aftitude, or slightly less than the
three existing boilers. �
5. We calculate the space heating load as follows: �
a. About 130 MBH to MAINTAIN space temperature with no occupancy, no �
appliance "free heating° and minimal outside air infiltration. O

i. Generaliy, our calculated loads are much more than actually seen
in an occupied building. People, appliances and lights tend to
offset some of the heat loss.
b. However, it takes signficantly more heat to "pick-up" a set-back space at
extreme outside conditions. I would guess that 200 MBH would be
needed for worst case "pick-up° load.
c. Radiant floor systems are notoriously slow to heat up. Can provide
controls which allow you to �call the house»to get it ready a few days in
advance (or maintenance company typical does this).
d. Our calculations show that there might be insufficient floor area for the
maximum heating load in some areas (like master bedroom). It would be
possible to add supplemental, faster acting heat, if this is historically a
problem.
6. We calculate the snowmelt areas as follows:
a. Driveway = 500 sq.ft_ = 90 MBH (worst-case existing and/or re-build).
b. Stairs = 180 sq.ft. = 36 MBH (assumes re-build).
c. Covered entry = 140 sq_ft. =21 MBH (assumes re-build).
d. Open not tub dedc= 335 sq.ft. = 45 MBH

f. Snowmelt control is typically very finicky. What is preferred control?
7. I did not notice any large/quick fill tubs_ I estimate worst case DHW load =about
4 gpm (three showers at once, or equivalent). There is an additional 60 gallon
storage, which we will °stretch"with mixing valve (and store the water at about
145°. 4 gpm steady-state load is about 160 MBH. �
8. Therefore, the combined '�vorst case load (space, DHW and snowmelt} is 480
MBH (with a 390 MBH plant). In reality, the DHW load is usually much less (on
an hourly basis). In addition, the plant will be operated to shut-down snowmelt
on a DHW demand. Therefore, worse case combined load is about 330 MBH
(three showers at worst case outside air conditions or house pick up load at
worst case outside air conditions and fufl snow melt).
9. We don't think there is anything wrong with Entran 3, in general. However, the
way it has been instai6ed might be an issue (discuss).

Asbestos Testing &Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. The Town of Vail asbestos abatement program is in addition to the State of Colorado's regu-
lations. It is your responsibility to be in compliance with the State. Please contact the State directly for their requirements
at the contact info listed below.
When is asbestos testing reauired?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two-Family Dwellings: 32 square feet
All Others(commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units, and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified and Vail-registered abate-
ment contractor. An asbestos abatement permit must be approved, and the clearance letter must be submitted to the
Town of Vail before the building permit will be issued.

• Even recent construction projects may include asbestos-containing materials, so buildings of�age require testing.
• The "1989 Ban" on asbestos-containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so-called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos-containing product categories was set aside and did not take effect." - CDPHE

D&D Environmental Consulting,Inc.(D&D)is pleased to provide the results of the walk-through and collection of
representative bulk samples of suspect asbestos containing drywalUdrywall joint compound and furnace gasket
material that may be impacted by the renovation activities.The vacant residential structure is located at 362 Vail
Valley Drive,Vail,Colorado and the walk-through,collection of representative bulk samples,and delivery of the
bulk samples to an independent analytical laboratory were completed on August 27,2010 by a D&D Building
Inspector,certified and accredited by the Environmental Protection Agency(EPA)and the State of Colorado.
UNDERSTANDING
D&D understands a representative of Diamond Homes,was seeking a professional environmental consulting
company to conduct a walk-through of the lower level renovation areas including the garage,game room,and
furnace room,collect representative bulk samples of suspect asbestos containing materials,and submit the bulk
samples to an independent analytical laboratory for asbestos content analysis based on standard turnaround time.
D&D further understands that the residential structure was built in and around 1994 and the limited asbestos survey
was completed to facilitate renovations.This report of fmdings was prepared based on the analytical results.
SCOPE OF WORK
During the on site limited asbestos survey,six-representative bulk samples were collected of suspect asbestos
containing drywall and drywall joint compound and furnace gasket insulation that may be impacted by the
renovation.
ANALYTICAL PROCEDURES
The bulk samples collected of suspect asbestos containing materials were delivered to Aerobiology Laboratory
Associates,Inc.a National Voluntary Laboratory Accreditation Program(NVLAP)asbestos laboratory located in
Lakewood,Colorado. All bulk samples are archived for six months unless otherwise stipulated by the client.
According to the analytical laboratory,the bulk samples were analyzed in accordance with EPA Method 600/R-
93/116. Small portions of the sample were placed in Series: E High Dispersion Refractive Index Liquid on a
microscope slide. The prepazed samples were observed at 100X(power)under polarized light using a McCrone
Dispersion Staining Objective. The characteristics of the fibers were compared to the known properties of asbestos
fibers for dispersion color,polarity,extinction and general morphology. Sample content(given by percentage)was
made by visual estimates by comparison of asbestos fibers to total materials.

RESULTS
The US Environmental Protection Agency(EPA),the Occupational Safety and Health Administration(OSHA),and
the State of Colorado Air Quality Control Commission considers a material as asbestos containing if the reported
amount of asbestos is greater than one-percent. Based on the analytical laboratory report,the drywalUdrywall joint
compound and the furnace gasket material were reported as negative for asbestos content. The analytical results
report and the appropriate chain-of-custody form are attached.
RECOMMENDATIONS AND SUMMARY
The suspect materials that were sampled were reported as negative for asbestos content and will therefore,not
require special handling prior to commencing renovation activities. However,if additional suspect asbestos
containing materials are identified during the renovations,all activities must stop until these materials are sampled.
Work shall not resume until the results aze reported and removal completed if required.
D&D's liability,for this residential renovation asbestos survey,is limited to the amount invoiced for this project.

• All regulated asbestos minerals(i.e.chrysotile,amosite,crocido(ite,anthophyllite,tremolitq and actinolite)were sought in every layer of each sample,but only those asbestos
minerals detected are listed.Amosite is the common name for the asbestiform variety of the minerals cummingtonite and grunterite. Crocido(ite is the common name used for the
asbestiform vaziety of the mineral reibekite.
• Tile,vinyl,foam,plastic,and fine powder samples may contain asbestos fibers of such small diameter(<0.25 microns in diameter)that these fibers cannot be detected by PLM.
For such samples,more sensitive analytical meffiods(e.g.TEM,SEM,and XRD)aze recommended if greater certainty about asbestos content is required. Semi-quantitative bulk TEM
floor tile analysis is accepted under the NESHAPS regulations.
