1. The proposed murphy bed is not allowed in the garage. You may not have an exit from a sleeping room threw the garage. Reference section 310.1 IBC.
2. Please show
the garage complying with the energy code now that a conditioned space is proposed.

1. Clarify vent less appliance.
Not allowed to have vent less gas appliances in the Town of Vail as amended per town code.
Mechanical Comments:

1. How is the garage to be heated now that plumbing fixtures
are proposed for this space.

1. Revise electrical load calculations to reflect new heating load. Assuming fireplace is to be electrical?
2. Indicate lighting to be 75% high efficacy
per the energy code.
3. Show location of smoke and co detectors per IRC
