plication for Design Review cannot be accepted until all required information is received by the Community Development
Department. Design review approval expires one year from the date of approval, unless a building permit is issued and

To Whom It May Concern:
I am an architect representing Neil Tretter,owner of Unit 3C at Sandstone 70. We are currendy updating his
unit. Improvements include abating all asbestos,providing new finishes and fi�ctures to the entire unit,
remodeled kitchen and bathrooms,and replacing the spiral stair with a winder stair. We applied for building
permit with the town of Vail and have received their permit comments. They are requiriug that an egress
window be provided in the loft space. The egress window requirements,as written on Sandstone 70 Window
Specifications and the 2009 IRC state"...any sleeping room must have an egress opening which is defined as
a tniniuium of 20"clear width 24"clear height and 5.7 square foot clear opening not more than 44"off the
floor." There are no existing window openings in the loft which meet these requirements. The er.isting
awniug windows sill height is over 55"off the floor. The configuration of the roof at that wall prohibits
lowering the sill height to the required 44"of the floor.
We are proposing to add an egress window direcdy under the diamond shaped window and over the exterior
balcony door on the eastern facade. Please see attached proposed window photo. This similar situation will
arise for any owner embarking on updates to their loft space and submitting for permit to the Town of Vail.
These updates are going to become critical not only to the standard of tenant in this complex,but also to
maintain a certain level of safety within the unit. The e�sting spiral was not built to e�usting codes and was in
extreme disrepair.The Town of Vail has become increasingly strict on these measures. When a stair redesign
is submitted to the Town of Vail, they will address the codes the entire unit and more specifically the space
where the stair leads,in this case a loft space that is not to code.We would love to come to an agreement to
this issue. I believe that our solurion is sympatheric to the window e�sting window design as well as meets
the required code. We appreciate your consideration to our request.

8. Loft units have awni�g windows in the toft must use a double slider configuration in
replacing thase windows.
9. Bathroom casement windows need ta be cl�anged to a double hung conf'iguration.
10. Color and materials should be eonsistent with current windows. Contact management far
preferred styles.
11. Must campIy with Town af Vail building code egress requirement.

All,
I am concerned that this will lead to other exterior changes in other units to suit other possible
configurations. I think we should consult another architect. I would suggest Mark Donaldson who has
reviewed the complex during redevelopment talks. Russel Thrasher may also be of assistance for a
small fee. If they concur then it should be put to a vote and I would tend to approve it too. It will set a
new prcedent and i feel we should research fully.

We are proposing to add an egress window direcdy under the diamond shaped window and
over the exterior balcony door on the eastern facade. Please see attached proposed window
photo. This similar situation will arise for any owner embarking on updates to their loft
space and submitting for permit to the Town of Vail.These updates are going to become
critical not only to the standard of tenant in this complex,but also to maintain a certain
level of safety within the unit. The e�sting spiral was not built to e�sting codes and was in
extreme disrepair.The Town of Vail has become increasingly strict on these
measures. When a stair redesign is submitted to the Town of Vail, they will address the
codes the entire unit and more specifically the space where the stair leads,in this case a loft
space that is not to code. I believe that our solution is sympathetic to the existing window
design as well as meets the required code. We appreciate your consideration to our request
in adding the window. We also would appreciate a prompt response as we would like to
complete this remodel before the winter season.
