While the driveway is in need of replacement, the HOA is proposing to make additional improvements that include modifying existing planter boxes, entry stairs and replacing some of the existing fencing. Purpose: In an effort to mitigate ice build-up, improve driving conditions, and allow for safer pedestrian ingress and egress, Vail Point Homeowner's Association would like to propose replacing the entire driveway and install a subsurface drainage system that will allow roof gutters, melting snow, and rainwater to more effectively flow off of the drivable surface. The proposed improvements to the planter boxes, entry stairs, and the fencing will provide a more uniform appearance throughout that will enhance the overall cosmetic appearance of the property. The study was conducted in accordance with our proposal for geotechnical engineering services to Vail Point HOA dated Apri(29, 201 l. The data obtained and our recommendations based on the proposed construction and subsoil conditions encountered are presented in this report. Proposed Construction: The existing asphalt paved access drive and parking areas at the site are planned to be reconstructed. Some regrading of the drive/parking areas will probably be needed for surface drainage improvements. Cut and fill depths are expected to range from about 1 to 2 feet. Traffic loadings for the pavement areas are assumed to consist of automobile and pick-up trucks with occasional heavier trucks including those for garbage pick-up. If proposed construction or traffic loadings are significantly different from those described above, we should be notified to re-evaluate the recoirunendations presented in this report. Site Conditions: The townhome complex is about 25 years old and consists of 40 residential units with asphalt paved access driveway and parking areas, see Figure 1. The terrain prior to construction was moderately steep, southerly facing hillside above Lions Ridge Loop. The development included fills for tlie driveway parking areas and building backfill. The existing asphalt pavement appears in generally fair condition. �, �14,�t'I �i����`���� I � �!.) • ( ���iil�,lt��i �.�il�lil�_�, / ��).i)ii.�7�(i.� o �, �t �'Ii��i,!-{1�. },,� .Ir,�, � .:�) -2 - Field ExpIoration: The field exploration for the project was conducted on May 25, 2011. Five exploratory borings were drilled at the locations shown on Figure 1 to evaluate the subsoil conditions. The borings were drilled where access and utilities allowed. Thc borings were advanced with 4 inch diameter continuous flight auger powered by a truck-mounted CME-45B drill rig. The borings were logged by a representative ofHepworth-Pawlak Geotechnical, Tnc. The bore holes were backfilled and patched immediately after the drilling. Samples of the subsoils were taken with a 2 inch I.D, spoon sampler. The sampler was driven into the subsoils at vazious depths with blows from a 140 pound harniner fatling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values aze shown on the Logs of ExpIoratory Borings, Figure 2. The samples were returned to our Iabora�ory for revzew by the project engineer and testing. Subsurface Conditious: Graphic logs of the subsoil conditions encountered at the site are shown on Figure 2. The subsoils encountered, below e�cisting asphalt and base course pavement section, consisted of loose to medium dense, very etayey silty sand with scattered gravel fill. Thc fill extended down to the driIled depths of 5 feet in Borings 1, 2, 4 and 5, and to a depth of 4 feet in Boring 3 where medium dense, clayey silty sand was encountezed. The existing pavement section was variable ranging from about 1 to 5% inches of asphalt and 4 to 11%2 inches of base course. Laboratory testing performed on samples obtained from the borings included natural mozsture content and density, percent finer tHan sand size gradation analyses and Atterberg limits. The laboratory testing is summarized in Tab1e 1. No free water was encountered in the borings at the time of drilling and the subsoils were slightly moist to moist. � Design Recommendations: Asphalt pavement is proposed for the drive/parking area reconstruction. We assume an 18k equivalent daily load application(EDLA) ofabout 20 for the site traffic. The subgrade soiIs consist of low plasticity, ve.ry clayey silty sand with an AASHTO classification of A-4 and Group Indices of 0 and 1 on the samples tested. These soils are considered fair support for pavement sections and moderateiy Job No. I 11 094A C`�t+2G'1"t - 3 - susceptible to frost heave. We estimate a Hveem stabilometer"R"value ofabout 12 for the subgrade soils. Using CDOT design methods, an 18 kip EDLA of 20, a subgrade"R" value of 12, a , Regional Factor of 2.25 and a serviceability index of 2.0, we recommend the minimum ' pavement section thickness consist of 4 inches of asphalt on 8 inches of base course,or 5 � inches of asphalt on 4 inches of base course. We can evaluate reusing the existing base course ancUor reclaimed asphalt pavement (RAP) as the base course material for the pavement section if desired. We expect the existing base course and the RAP wilI not meet the CDOT Class b base course specifications discussed below and increasing the base course thickness a few inches may be needed. The asphalt should be a batched hot mix, approved by the engineer and placed and compacted to the project specifications. The base course should meet CDOT Class 6 speciftcations. All base course and requiured subgrade fill should be compacted to at least 95%of the maximum standard Proctor density at a moisture content within about 2°/a of optimum. Required fiIl to establish design subgrade levcl can consist of the on-site soils, the existing base course or RAP,or suitable imported gz�anular soils approved by the geotechnical engineer. Prior to fill placement the subgrade should be compacted to at least 95%of standard Proctor density at a moisture content near optzmum. In soft or wet areas, the subgrade may require drying or stabilization priox to fill placement. A geogrid and/or subexcavation and replacement with aggregate base soils may be needed for the stabilization. The subgrade should be proofrolled before placing pavement materials. Areas that deflect excessively should be corrccted. The subgrade improvements and placement and compaction ofbase and asphalt materials should be monitored on a regular basis by a representative of the geotechnical engineer. Positive surface drainage should be provided across and adjacent to pavement sections so water does not pond on or near the pavement areas. Limitations: This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on Figure 1 and to the depths shown on Figure 2,the proposed type of construction, and our experience in the area. Our fndings include interpolation and Job No. 111 094A C�tect'1 - 4- extrapolation of the subsurface conditions identified at the exploratory borings and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notifted at once so re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others ofour information. As the project evolves, we should provide continued consultation and field services during construction to review and monitor the implementation of our recommendations, and to verify that the recommendations have been appropriately interpreted. Significant changes to the design or traffic loadings may require additional analysis or modifications to the recommendations presented herein. We recommend on-site observation of subgrade condition and testing of stiuctural fill and pavement section materials by a representative of the geotechnical engineer. New storm sewer will need to be piped to the existing inlet in Lionsridge Loop. Discharge over the curb and gutter will not be allowed: The plans have been revised to show the proposed storm sewer to be piped to the existing inlet in Lionsridge Loop. 2. Verify capacity of existing storm sewer crossing of Lionsridge Loop and downstream ditch with the added flows. Time of concentration will be different with the proposal(sheet flows vs piped flows). Drainage study from the Town's Buffehr Creek Road project is available from PW. The Vail Point storm sewer has been analyzed at two study points for both the existing configuration that does not have a closed pipe system and for the configuration that includes the proposed pipe system. It was found that there was an increase from 7.69 cfs for the current configuration to 7.72 cfs for the proposed pipe system at one study point and from 5.01 cfs to 5.02 cfs at the second study point. This is a negligible increase. The calculations for the flows and updated hydraulic gradient elevations are included in the newly submitted Final Drainage Report for Vail Point Driveway Improvements dated September 2011. The time of concentration changed from 10.44 minutes to 10.20 minutes at Study Point#1 and from 9.84 minutes to 9.72 minutes at Study Point#2. The downstream ditch was not evaluated,as flows and times of concentration for the proposed improvements have changed imperceptibly from the existing conditions.
