HomeMy WebLinkAboutDRB ReportDesign Review Board Hearing December 5, 2007 Oehl Residence – New Two-family Residence (1326 Spraddle Creek Road/Lot 14, Spraddle Creek Estates) Ron Oehl, represented by Berglund Architects (Hans Berglund), have submitted a Conceptual Review Application for a new two-family dwelling, including one primary residence and an Employee Housing Unit, at 1326 Spraddle Creek Road. Staff is requesting preliminary feedback from the DRB on the following issues: Architectural compatibility with existing structures, surroundings and environment. Preservation of existing land features and vegetation. Structure and access way responsive to the existing topography. Removal of trees and native vegetation limited to those essential for project. Project has an architecturally integrated structure. Building materials and design: Materials predominantly natural. Exterior wall materials continued down to finished grade. Roof materials compatible with site and surrounding buildings. Roof design considerate of snow shedding and drainage. Fences and walls respect existing landforms and fit into land massing. Fence and wall design is compatible with site and structures. Staff has preliminarily reviewed the addition and identified the following comments to be addressed prior to final review: The applicant has also submitted a PEC application for a work session (December 10, 2007) to discuss a proposed building envelope change. Staff will bring final design of residence for DRB final review following the PEC hearing. Project must be in compliance with GRFA and site coverage regulations. Upon final design, submit roof plan with elevations over site plan with topography to determine height. Upon final design, submit landscape and lighting plans.
