Option#2 Install Davinci Roofscapes roof onto sloped roof. Option#3 Install engineered snow retention system. Option#4 Install Bylin Ice Melt System. Option#1: Flat Roofs,locations located on drawing. 1. Remove flashings on vent pipes and walls.Remove ballast and store for reuse. Remove existing rubber membrane and store for reuse as ballast mat.Insulation to be reused. 2. Install polyester protection mat underlayment over deck. 3. Install 60 mil loose laid EPDM rubber membrane,attached at roof perimeter and curbs. 4. Flash walls,pipes,and drains as per manufacturers specifications. 5. Install polyester protection mat underlayment over deck. 6. Install new 24 gauge kynar finished coping metal and curb flashing metal. 7. Reinstall river rock ballast. 8. Furnish manufacturer's 20 year labor and material warranty. If roof is considered residential a material only warranty is available. Exclusion:Replacing damaged insulation and plywood will be done on a time and material basis.Plumbing.Permit fees. Snow removal. Turner Morris,Inc.warranties all workmanship for two years from date of completion. Tear off existing cedar shake roofs and dispose of the material.Roof debris to be down loaded with a crane after tear off is completed and segregated into large bags.*Dumpster to be provided and coordinated by Turner Morris Inc. Note*some shake roof systems are installed on a batten system.The air space is a vital part of the roof system and a cold roof should be installed at this time.Not included in price. 2. Inspect existing plywood decking and replace damaged and saturated plywood at a cost of$3.25 sq.ft. 3. Install high temperature underlayment above the prepared substrate. Eaves and valleys to receive double layer. 4. Tam Cap underlayment to Achieve UL Class A. 5. Custom fabricate and install 24gauge D-Style drip edge on all rake and eave edges. 6. Add 24 gauge step flashings along all sidewalls and 24 gauge painted headwall flashings on headwalls. 7. Remove and replace existing rubber pipe boots around PVC vent pipes. Specification to meet or exceed NRCA's requirements. 8. Install the Davinci Bella Forte shake according to the manufacturer's specifications,pattern to be straight coursed. Specification to meet an U.L. class A.Fire rating. (All Davinci materials and freight will be provided by Turner Morris Inc.) 9. Nails to be 11 gauge galvanized corrosion resistant.Upon fastening fastener to be long enough to penetrate through all layers of roofing materials and achieve secure anchorage into roof deck approximately 3/a"thorough the back side of plywood. 10. The starter course to be applied directly over the Ice and Water Shield along the down slope portion of the roof.The lower edge of the starter to be even with the drip edge. 11. Start first course with a full shingle fastening pattern 2 nails per shingle. 12. Stair step shingle application according to the NRCA's specifications. 13. Courses to be straight with no exposed nail heads. 14. Install custom Turner Morris Eave vent detail. 15. Install Ridge vent according to the manufacturer's specifications. 16. Install 2 custom copper crickets.All seams to be soldered. Exclusion: Replacing damaged insulation and plywood.Plumbing.Permit fees. Some shake roof systems are installed on a batten system.The air space is a vital part of the roof system and a cold roof should be installed at this time.Cost is additional. Snow removal.Leaks caused by condensation or ice dams.As of March first the Town of Vail is requiring a Engineer designed snow retention system on all new roofs.Price is not included in price. Turner Morris,Inc.warranties all workmanship for two years from date of completion. Install Bylin:Install Engineered Bylin RIM1 Ice Melt System on ALL eaves as specified on plans Mechanically fasten Bylin RIM1 System to roof. • Eave Panel System Install Approximately 25 of Bylin Eave panel.Cover Plate to be Aluminum. • Install approximately 201f of Bylin RIM1 Valley Panel into Valleys. • Install Bylin SRH 220v 8w/ft into Gutters and downspouts Price: $5,520 Initial and date for acceptance of above option: / Payment to be made as follows: 50%in advance,monthly progress payments up to 90%and 10%upon final inspection. This proposal,including the conditions on the reverse side,shall, Authorized when accepted by you,constitute a contract between us,and all Signature prior representations or agreements not incorporated herein are superseded.
