The existing Millennium Kiosk building at 2111 North Frontage Road
West, 5ulte ,4, is going to be converted to an Xpresso Drive Thru
Coffee Shop. The current drive thru configuration of the building
wlll remain the same. The door on the west side of the building
Hill have an operable window added in the door for coffee
service. The drive thru wlndow on the east side will be
converted to an operable wlndow for coffee service. The
banking depository and the ATM machines will be removed from
the kiosk.
Design Review 5ubmlttal Description
The existing parking, landscape and snow Storage calculations
are Shown on sheet 51. The required parking calculations are on
sheet 51 also.
Conditional Use Permit
Written Description
A. The purpose of the proposed project is to convert the
existing Millennium Bank Drive Thru to a drive thru and walk up
coffee shop, Xpresso. The new use of the building Is compatible
with the other properties because they are all Commercial Gore
III businesses.
B. The relationship and impact of the new use of the building is in
keeping with the development objectives of the Town because
the Vall Dos 5chone development is all Commercial Core 111. The
addition of the Xpresso Coffee shop also will be a benefit to the
area because the building is under used and empty the majority
of the time. Thus, the new use will add life and vitality to the
area.
G. The new use of the building w111 not change the effects of air,
distribution of population, transportation etc. because the building
and building circulation are not changing. Two new low wattage
gooseneck lights will be added which w111 have a minimal impact on
the light emitted from the building.
D. The new use of the building will not change the effects of the
traffic, automotive and pedestrian safety etc. because the
existing building circulation 19 not changing.
The submitted traffic study supports that there will be no new
impacts on the site.
E. The effect upon the character of the area will be enhanced
because the existing building will not be changed, it will be
enhanced by bringing the colors of the main building awning5 and
graphics to the small kiosk, thus tying the buildings together
better. Neither the size nor the bulk of the building w111 be
changed. The character of the area will be more vibrant
because the existing kiosk Is only use 10 -15 times per day, thus
looking almost abandoned and the Xpresso Coffee shop will bring
new life to the area.

1. The signs drawn on sheet A2 have been drawn with boxes around them to indicate
the area of the si ns for calculation purposes.
2. The letters of ?he signs will be individual raised block letters. The letters
will be mounted on a raised wooden sign with the Xpre5so cup image. The signs will
mointion the existing Millennium Bank low wattage gooseneck lighting.
5. The 51gnoge is designed to complement the MIIIennIum Bank signs and the vail
Pas Schone awning and awning signoge.
4. Below 15 the graphics from Xpresso and the style of letters that will be used.
5. Operation signs will be window mounted and conform to 15% of the window area.
6. A Single display box will be on the east side and it will be 6 sq,.ft.
