Re: Pitkin Creek, Building 9 Roof Project No. 0110 -13 PO BOX 2494 AVON, CO 81620 PH. 970.949.7100 FAX. 970.949.3377 It was requested by Steve Croke of Sawatch Land Company to verify that the existing roof structure can support the current design loading with added snow clips required by the Town of Vail Building Department. It has been described to me that the Town of Vail Building Department requires that snow clips or snow guards are required by the new adopted 2012 IBC /IRC code along pedestrian walk ways. This particular building within this complex was built in 1979 as described in the plans that were provided to me. The existing roof varies in construction with 2x8 rafters at 24" on center spanning parallel with the 6:12 roof pitch on one side of the building. On the other side of the building the roof is constructed of 16" I joists spaced at 16" on center spanning perpendicular with 6:12 roof pitch. Based on the following Town of Vail Building Department load design and the 2009 IBC /IRC building code: LL = 80 psf for roof pitches equal or greater then 4:12 DL = 15 psf The following analysis has been provided: The roof rafters are inadequate with the current design loads. When the building was originally designed the designer may have used a lower snow load (LL) and or a pitch reduction factor. By adding snow clips or a snow guard the snow on the roof will not be able slide off and produce more snow accumulation causing a greater snow load. I recommend not adding snow clips and or a snow guard to these existing roofs and that the snow accumulation should be monitored and removed periodically.
