The following summary and recommendations apply to all of the condominium complex's roofs except for the ski equipment storage roof: Reportedly, the flat roof sections, which consist of ballasted EPDM, were replaced about eight years ago by B&R Roofing. Currently the complex is undergoing exterior improvements which included replacing the perimeter edge conditions (includes parapets and gravel stops) throughout the complex. Reportedly, when the edge conditions were exposed by R.A. Nelson, the General Contractor, it was discovered that the roofing was incorrectly lapped so water was running behind the siding which caused leaks and wall damage throughout. Reportedly, leaks have not occurred in areas other than the edges and stair wells where the roofing has been recently replaced. I visited the site on October 3, 2013 and based on my limited observation of the installation of the various new edge conditions it appears that the new EPDM is lapped correctly and incorporated into the new siding. The new perimeter EPDM is tied into the exiting EPDM field sheets then incorporated with the new edge metal. I recommend that these roof sections be observed for a season before any reroofing decisions are made. I believe that the work currently being completed will likely correct the roof issues that have been occurring. The expected useful life of a ballasted EPDM roof should be at least twelve years so reroofing of these roof sections should begin within the next four years. Ski Equipment Storage Roof The metal roof deck on the ski equipment storage has extensive rust damage due to roof leaks and/or condensation. R.A. Nelson plans on replacing the roof deck and the roofing, but if the potential condensation issue is not solved then it is likely that the same deck damage will repeat itself. I recommend that a Mechanical Engineer be engaged to analyze the potential source of the condensation and make recommendations as to how to prevent it. 3496 WEST 125th CIRCLE.BROOMFIELD,COLORADO 80020.(303)410-8588 www.caveconsultinggroup.com Mr. Jack Hunn Roof Replacement Recommendations Simba Run Condominiums Page 2 Since the existing roof system consists of Ballasted EPDM over Gyp Board over a metal deck, a Structural Engineer should be engaged to analyze the roof structure in order to determine if the structural capacity is sufficient to carry the load of each new roof system proposed below. My recommendation for the new roofing system over the ski equipment storage room is as follows: 1) Remove the existing batt insulation which is installed under the deck. 2) Install 5/8" Type X Gyp Board over the new metal roof deck. 3) The Town of Vail requires R-25 above deck continuous insulation per the 2012 Energy Efficiency Code. Furthermore, since there is no slope in the structure a 1/4" tapered insulation system will need to be installed. I recommend that the new insulation and tapered insulation be polyisocyanurate in order meet the Town's energy efficiency requirements. A 2" base layer of insulation plus the tapered system should meet the insulation requirements but should be verified by the insulation manufacturer. 4) Install 1/2" high density wood fiber over the polyisocyanurate tapered system. Insulation can be mechanically fastened. Due to the height of the new required insulation it may be necessary to raise the height of the parapet or convert it to a gravel stop. 5) Provide a Base price to install new fully adhered 60mil EPDM and flashings. Double glue all substrates. 6) Provide an Alternate One price to reuse the existing ballast and replace the EPDM with new loose laid 60mil EPDM and flashings. Double glue all substrates. 7) Install 6" cover strip over all seams. 8) Provide an Alternate Two price to coat all of the EPDM with Acrylic coating if the Base price is accepted. Acrylic coating helps to increase the life of the membrane. 9) Provide an Alternate Three price to coat all of the EPDM flashings with Acrylic coating if the Alternate One price is accepted. Acrylic coating helps to increase the life of the membrane. 10)Install new prefinished edge metal. 11)Install a minimum 8"x8" overflow that 2" above the drain sumps. The roof is located above the Ski Storage Rooms,north of the pools, south of the tennis courts. The area is indicated on the attached diagrams. The roof is currently level for all practical purposes. The existing roof is EDPM with gray stone ballast. The new roof will be the same. The existing ballast will be re used to assure a consistent appearance. The roof will be sloped to existing roof drains but will stay below the existing parapet. It is expected the roof slope will be between 1/16"and 1/4"per foot. There will be no snow retainage in that the horizontal dimension is less than 48 inches. A new roof cap (to match the adjacent walls(timber bark))will be installed at the top of the parapet walls.
