A.The purpose of this section is to ensure that residential development be designed in a
manner t�tat creates an architec#urally integrafed structure with unified site
development. Unified architectural and landseape design shall inclucie, but nat be
limited ta, #he use of compatible building materials, architectural style, scale, roof
forms, massing, architectural details, site grading and landscape materials and
features.
: GENERAL COMPATIBILITY: (In part)
A.Structures shall be compatible with existinq str�ctures, their surroundinc�s, and with
Vail"s environment. It is not to be inferred that buildings rnust look alike to be
compatib�e. Campatibility can be achieved through the proper consideration of scale,
proportions, site planning, fandscaping, materials and colors, and compliance with
the guidelines herein cvntained.

The Town of Vail Staff has reviewed the Design Review a�plication (DRBOS-0048) for the proposed
addition, located at 423a Spruce Way. The following is a summary of the comm�nts from that review:
1. Please provide a readable scale� plan sheef including scaled, dimensioned (Inclu�le at least one
dimensian on eaeh floor) GRFA areas (area totaEs clearly labeled nexk to the floor level and
calculations. Please list calc�lations in the following manner:
• Versman Existing:
i. Upper Level = sf
ii. Mai� Level = sf
iii. B�sement Level = sf
iv. Total �xisting = sf

3. On Sheet L.1 Site Plan, �alease revise the following:
• Remove the trees and plantings to reduce clutter.
• fndicate and label setback lines.

• Label ridge elevations.
• Label Spruce Way.
• Label center af creek.
• Label watercourse setback from center o€creek.

• Clearly identify and label the pro{�osed addikion.
• Move any propased structures outsfde the watercourse se#back (30 feet from center of
stream or creek).
4. On 5heets L2 Landscape Plan, please revise the follawing:
• Indicake proposed pla�ting�and ground cover.
• Provide legend I'rsting type and size of proposed plantings.
• Delineate critical root zones and tree preservation methods for trees to remain near
grading and eonstruction.
5. Please bring material and color samples to the DRB rneeting.
6. Please note the 1992 approval referenced in the submittal is expired and has no bearing on this
DRB appfication.
7. Please note that this application and the Goldman-Cheney application (DR� Q8-0047) shall be
contingent on the �re-platting of the propertles to eliminate the shared Lot J, which becomes
irrelevant by the creation of two separate driveways.
8. Additional comments may follow a more detailed Staff review.
This proposal is Tentatively scheduled for review by the Design Review Board at its March 19,2008 public
hearir�g. To remain on this schedule, pl�ase submit revisions addressing the above listed items by no
later than Noon on Mondav, March 'V0, 2008.

The Town of Vail Sta#f has reviewed the Gonceptual Review Application for Design Review far the
proposed Versrnan residence addition located at 4230 Spruce Way. The eonceptual review is scheduled
�or December 5, 2007. Please at#end, or authorize a representative to attend, the Design Review Board
hea�ing at Town Hall, 75 South Frontage Road, Town of Vail at 3:00 pm.
The following is a summary of the �reliminary review. As other Departments review the proposal,
additional cornments may be forwarded to you as soon as received. Please respond to the following
comments prior to submittal for fina!review of the project.
• Due to proposed private drives on Lats H and I, that eliminate the need for common area {Lot J),
Re-platting of ihe sub�ect property shall occur.
• Please note that Sec �2-14-17, Vail Town Code, setback from watercourse, applies to the subject
site. Setback is 34 feet from center of the established creek or stream.
• Egress may be required for proposed basement f4nish.
• Submit crass-section illustrating access to existing low�er leuel crawl space for purposes af
calculating GRFA.
• Submit accurate site plan to determine setbacks, site coverage ar�d height.
• Submit landscape and lighting p€ans.
• Submit proposed floor plans including highlighted proposed additional GRFA.
