Re: Gerald R. Ford Amphitheater Phase 2 Building Permit Clarifications
Mr. Haberle:
On behalf of the Vail Valley Foundation and the Town of Vail, Zehren and Associates respectfully
submits this letter of clarification in response to the comments received on November 5, 2013 in
response to Issue D, Permit Set, October 16, 2013 for the Gerald R. Ford Amphitheater phase 2.
Please see our responses in our revised set of documents and specifications labeled Issue E, For
Construction, November 6, 2013 and as noted below:

Sheet L5.1
■ Refer to Civil Drawings for Storm Sewer design
Sheet L5.2
■ Stone canopy columns are battered and irregular as indicated in the documents.
Sheet A1.1
■ Chapter 1 1 of the IPC requires a primary and overflow drain, the overflow is allowed to be a
scupper which we are showing.
■ The plans have been submitted to Environmental Health and reviewed on site with Bill
Carlsen, we expect an approval letter within the next couple of days and will forward upon
receipt.
Sheet A1.2
■ Drinking fountain count has been indicated on the Code Summary on sheet A0.2, including
identification of existing and accessible fixtures.
■ All counters in the dressing rooms are noted to match detail 5/A5.3, which shows the
counters at accessible height with required knee and toe clearance. The intent is all
counters will be accessible.
Sheet A1.5
■ The Teflon roof material is designed to shed rather than retain snow and as such edge
diverters are incorporated into the design to control where drops zones will occur. The
anticipated drop zones are now indicated on sheets A1.4 and A1.5, and the edge diverter
detail is also provided. The drop zones are all anticipated to occur in landscaped areas out
of the public way, where a drain inlet is provided at grade. Snow slide from the roof will be
incremental as the coefficient of friction will not permit a large snow buildup, common with
other roof forms, to occur.
Sheet A2.1
• See sheet A0.2 for egress information.
■ The building is a "summer use only" facility and is not mechanically conditioned.
Sheet A5.2
■ The building is a "summer use only" facility and is not mechanically conditioned.
■ We have revised the roof/ceiling assembly to indicate fire retardant treated framing as
allowed per Section 603 for Type IIB construction.
Sheet A5.3
■ The building is a "summer use only" facility and is not mechanically conditioned.
Sheet A5.4
■ We have revised the wood blocking and framing notes to indicate fire retardant treated
framing as allowed per Section 603 for Type IIB construction.

Re: Ford Amphitheater Bldg Permit Comments .
1. Sheet CO1.1
a. Site Specific Note#3. Added: "A separate building permit is required for the sewer
line relocarion work".
b. Site Specific Note#5: Added: "Refer to Architectural and MEP plans for new electric
and water services to the new beverage area".
c. Site Specific Note#14.Note Added : "Protect TOV and BFAG raw water irrigation
main lines from damage"
d. New Note: Added: "Separate Special Inspections, including reports are required by the
Soils Engineer for items such as trenching of piping. The Soils Report Prepared by
Ground Engineering states: (under"Project Earthwork")
i. Existing Fill Soils: A Geotech Eng should be retained during site excavations
to observe the excavated materials and provide recommendations for its
suitability for re-use.
ii. Use of Existing Native Soils: A Geotech Eng should be consulted regarding
appropriate recommendations for usage of such materials on a case by case
basis, when such materials have been idenrified during earthwork.
iii. Imported Fill Materials:If necessary to import material to the site, .....
samples should be approved prior to transport to the site.
iv. No fill materials should be placed, worked or rolled while they are frozen,
thawing, or during poor weather conditions
v. Etc.Refer to the soils report for additional requirements
2. Sheet CO3.1
a. Gore Creek Bridge to Betty Ford Way:
Answer: The existing path is to be sloped at 5%from the north end of the bridge to the
ADA path along the south side of East Betry Ford Way.
b. Arrow pointing to Exist Sewer MH in courtyard: "Possibly back water valve situation":
Answer: (Code Check): Per IPC Secrion 715 `Backwater Valves/Sewage Backflow":
The topo/surveys indicate that the(lowest)stage level/dressing area floor elevarion is
8201.7,which is higher than the MH in the courtyard(Rim=8198.6,to be raised 0.4
feet+/-=8199.0), or 2.7 feet lower than the floor elev, so the sewer rim is lower than
the floor elev. (no valve required).
(Logic Check):I am not aware of any previous issues with sewer back up in this area,
and the sewer invert is 8188.2(or 13.5 feet lower than the stage/dressing finish floor).
Looks ok to me.

3. Sheet C04.1
a. Sand Oil Separator?Provide Documentation.
Answer• We do not believe that an interceptor exists, and an interceptor is not
proposed. Except for Betty Ford Way,The current runoff area consists of the
amphitheater roof, lawn area, and hardscape area, which is not plowed in the winter,
(not sanded),and has no vehicular traffic.
b. Verify Existence and condition of the 10"starm drain.Verify excess capacity is
sufficient far the volume of drainage being introduced.
Answer: THe existing 10"storm sewer outlet from the Amphitheater Area was located,
on the East side ofthe Core Creek Bridge. Water was poured into area drains in the
Amphitheater area, to verify that it was the correct pipe. Most ofthe line was located
and camera'd(not videotaped): The sections seen appeared to be in an acceptable
condition.
THe recent(AEI)drainage repart calculated the total flow draining to the
10"storm sewer,(with the addition of the new entry area drains). At the time he
completed the report, the location of the storm sewer piping was based on year 2000
construction plans,(which is different than the location actually found), B UT, the
drainage basins are the same(so runoff volumes should not change). Thus the
calculations show that the existing 10"pipe has adequate capacity to carry the existing
(amphitheater flows)and proposed(tensile roof with compression post structure).New
piping within the roofed area is based upon calculations that will be added to the report.
c. Added note: insulate the water line, and or the storm sewer line, for 10 feet each side of
where they cross,per ERWSD specifications.
d. Added Note: Town Of Vail and VVF to review the lease agreement,to establish
maintenance requirements.
4. Sheet CO5.1
a. TOV comment: "this section of sanitary sewer not accessible thru a cleanout".
Answer: there is a cleanout directly north (just north of the "clouding"for your note.
There is another cleanout at approx. 100 feet downstrearrof this. (So we think this
section is accessible by a Cleanout).
b. We read thru the 2012 IPC cleanout section, and believe the plans confarm to
requirements. But to be sure,we Added a Note: "Confarm to the 2012 IPC cleanout
requirements."
c. THe double direction cleanout was deleted.
5. Sheet C06.1
a. TOV comment says"Provide Proof of approved locarion, and flow control(existing
outlet far the 10"storm sewer).
Answer: This storm line was installed in 2000,for the previous Amphitheater Roof
Drain improvements,so assume the location was approved at that time. We will
provide a photo of the existing outlet pipe (if and when found,to determine if
additional"flow control"(which we assume is rip-rap)is required.
6. Sheet C07.2
a. Sewer Pipe Bedding: added note: "Per Town Code,no rocks greater than 6"are
allowed in the trench backfill area".
b. Sanitary Sewer Cleanout Detail: TOV comment: "How is the IPC clean out
requirement being satisfied?".
Answer: We have added some general notes from the cleanout section of the IPC.
The double direction cleanout was deleted.
c. We will add the water line insulation detail(where storm sewer crosses the water line
in BFW)
7. Sheet C08.1
a. WB50 backing to dock comment: "Provide enough paved surface to eliminate off-
tracking into landscape areas".
2
November 13, 2013
Answer.• the driveway was widened in these areas. The updated plans show updated
autoturns.
b. WB62 backing into dock comment "Maintaining of exit? On a previous project egress
was established for this exit. With the new gate, how is this going to be maintained?
Answer: we are not aware of a new gate in this area, so egress shouldn't be impacted.
If we didn't understand the guestion coYrectly, please clarify.
