INC. structural engineering and design September 13, 2010 Maximum Comfort Pool & Spa PO Box 2670 Vail, CO 81658 Attn: Andrew Bokol Re: Ballesteros Residence - Lionshead Centre - Unit#307 Job Number#1006-17 Dear Andy: At the request of Tanya Moser, I made a site visit to the above referenced property on June 29, 2010 and September 10, 2010 to observe and comment on the general condition of the structure. PURPOSE AND SCOPE: The purpose of this structural observation and report is to determine whether the addition of a hot tub on an upper exterior deck is structurally feasible. The opinions and comments in this report are based on visual observation of the current condition of the structure, without disturbing wall, ceiling or floor finishes. BACKGROUND: The building is a multi family condominium complex constructed during the early 1970s. Unit#307 is at the upper level of the complex and has an exterior deck/patio off of an upper bedroom. Some of the original construction documents, consisting of architectural drawings prepared by Charles S. Sink&Associates Architects (dated June 25, 1969) and structural drawings prepared by Johnson-Volland-Archuleta& Associates (dated June 25, 1969) were available for my use in understanding some of the construction of the building. 6638 West Ottawa Avenue #220-I • Littleton, CO 80128 (303) 973-9806 • FAX 973-9847 KRM Consultants, Inc. September 13, 2010 Ballesteros Residence—Lionshead Centre Unit#307 Job Number#1006-17 OBSERVATIONS: The exterior deck is surfaced with 2x decking and sleepers over the existing roof finish. The existing framing beneath the planned spa location was verified by removing a small ceiling fan in the bathroom area beneath the deck. The deck floor framing consists of 10" deep open web bar joists spaced at approximately 34"o.c. and span approximately 14'-0. The floor finish consists of a 3" composite steel decking and concrete floor slab. The reinforcing in the slab and the thickness of the steel decking is unknown. At each end, a 16"deep steel beam carries the bar joists. By extrapolating information such as column lines and isolated spread footings from the original drawings, the 16" deep steel beams span 22'-4. CONCLUSIONS: It was reported that the new spa will be approximately six and a half feet square and weigh approximately 3800 pounds when filled and occupied. The observed decking and wood sleepers on the deck can not support the weight on their own. According to information known about the bar joists, the spans, and slab,the hot tub may be added on the deck. RECOMMENDATIONS: We recommend removing the wood sleepers and decking and position the new hot tub directly on the main structure making sure to not puncture or damage the waterproof membrane. We also recommend shoveling the snow off of the spa cover occasionally to help with any excessive build up of snow during the winter months.
