The project site is shown on Figure 1. The purpose of the study was to develop recommendations for the foundation design. The study was conducted in accordance with our agreement for geotechnical engineering services to Holm Construction, Inc. dated March 18, 2008. A field exploration program consisting of exploratory boruigs was conducted to obtain information on the subsurface conditions. Samples of the subsoils obtained during the field exploration were tested in the laboratory to determine their classification, compressibility or swell and other engineering characteristics. The results of the field exploration and laboratory testing were analyzed to develop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. This report summarizes the data obtained during this study and presents our conclusions, design recommendations and other geotechnical engineering considerations based on the proposed construction and the subsurface conditions encountered. PROPOSED CONSTRUCTION An existing residence on the lot will be removed and new residence constructed. The proposed residence will be a two story wood frame structure over a basement level located on the lot as shown on Figure 1. Ground floors will be slab-on-grade. The main floor will be at an elevation 8567.2 feet and we have assumed the basement floor level, as proposed, to be at about elevation 8658 feet. The floor level elevations are shown on Figure 2. Grading for the structure will require cut depths between about 3 to 8 feet. We assume relatively light foundation loadings, typical of the proposed type of construction. If building loadings, location or grading plans change significantly from those described above, we should be notified to re-evaluate the recommendations contained in this report. Job No. 108 106A G(�',Stech - 2 - SITE CONDITIONS The lot is occupied by an existuig residence located as shown on Figure 1. The terrain is relatively flat with a strong slope down to the north at grades from about 4 to 7%, becoming steep in the southwestern corner of the lot with a grade on the order of 40 to 50%. Elevation difference across the proposed residence is about 5 to 7 feet and across the lot is about 30 feet. Vegetation consists of grass and weeds with willows and pine and aspen trees. The site was covered with about 3 to 3'/2 feet of snow which was mostly removed at the boring locations for our field exploration. GEOLOGIC CONDITIONS The lot appears to be located close to but not within potential debris flow, rockfall or avalanche areas as shown on the Town of Vail geologic hazards maps (Town of Vail, 2000 a, b and c). The site is impacted by shallow groundwater and considerable depth of compressible soils, primarily of organic topsoil. Recommendations to mitigate the shallow groundwater and compressible soils are discussed in the"Design Recommendations" section of this report. A geologist should review the rockfall and avalanche hazards at the lot. FIELD EXPLORATION The field exploration for the project was conducted on April 3, 2008. Three exploratory borings were drilled at the locations shown on Figure 1 to evaluate the subsurface conditions. The borings were advanced with 4 inch diameter continuous flight augers powered by a track-mounted CME 55 drill rig. The track rig was needed due to the snow cover and snow removal was needed to access the boring sites. The borings were logged by a representative of Hepworth-Pawlak Geotechnical, Inc. Samples of the subsoils were taken with I% inch and 2 inch I.D. spoon samplers. The samplers were driven into the subsoils at various depths with blows frorn a 140 pound Job No. 108 106A ~Pt@Ch - 3 - hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the penetration resistance values are shown on the Logs of Exploratory Borings, Figure 2. The samples were returned to our laboratory for review by the project engineer and testing. SUBSURFACE CONDITIONS Graphic logs of the subsurface conditions encountered at the site are shown on Figure 2. The subsoils, below about 3 to 6'/a feet of highly organic topsoil, consisted of up to about 2 feet of loose, clayey silty sand overlying, at depths of about 5 to 6 'h feet, medium dense to dense, silty sandy gravel and cobbles with scattered boulders that extended down to the maximum depth drilled of 12 feet. Drilling in the dense, coarse granular soils with auger equipment was difficult due to the cobbles and boulders and drilling refusal was encountered in the deposit. The boulders in the area can be large. The topsoil was primarily peat material. Laboratory testing performed on samples obtained from the borings included natural moisture content and density, and gradation analyses. Results of swell-consolidation testing performed on a relatively undisturbed drive sample of the clayey silty sand, presented on Figure 4, indicate moderate to moderately high compressibility under conditions of loading and wetting. Results of gradation analyses performed on a small diameter drive sample(minus 1% inch fraction) of the coarse granular subsoils are shown on Figure 5. The laboratory testing is summarized in Table 1. Free water was encountered in the borings at the time of drilling and when checked 6 days later a depths fi-om about 4 to 5 feet. The subsoils were very moist to wet. Job No. 108 1O A GeH&ech - 4 - FOUNDATION BEARING CONDITIONS The silty sandy gravel and cobble soils possess moderate bearing capacity and relatively low settlement potential. Spread footings bearing on these soils should be feasible for foundation support of the residence. Subexcavation below design bearing elevation may be needed in areas due to the depth of topsoil and the loose clayey silty sand soils overlying the gravel and cobble soils. Driven steel piles or"screw piles" that bear in the gravel and cobble soils may also be a feasible foundation alternative. Groundwater will be encountered in the building excavation and need to be permanently lowered to below the basement level or the basement area designed to be water tight. A trench intercept drain could be dug around the proposed building area prior to excavation to lower the groundwater level and reduce the extent of dewatering within the building excavation. The trench drain should be placed about 10 to 15 feet from and to a depth of at least 2 feet below proposed excavation elevation. At proposed basement floor elevation, there appears to be inadequate elevation drop across the site to daylight the outlets for the intercept drain and the foundation drain by gravity flow. Consideration should be given to raising the basement floor level or eliminating the basement in the deeper cut areas. DESIGN RECOMMENDATIONS FOUNDATIONS Considering the subsurface conditions encountered in the exploratory borings and the nature of the proposed construction, we recommend the building be founded with spread footings bearing on the natural coarse granular soils. In some areas, subexcavation of the topsoil and fine grained soils may be needed to bear entirely on the coarse granular soils. Provided below are recormmendations for a spread footing foundation system. If recommendations for driven piles or screw piles are desired, we should be contacted. The design and construction criteria presented below should be observed for a spread footing foundation system. Job No. 108 106A HPtech - 5 - 1) Footings placed on the undisturbed natural course granular soils should be designed for an allowable bearing pressure of 2,500 psf. Based on experience, we expect settlement of footings designed and constructed as discussed in this section will be up to about 1 inch. 2) The footings should have a minimum width of 18 inches for continuous walls and 2 feet for isolated pads. 3) Exterior footings and footings beneath unheated areas should be provided with adequate soil cover above their bearing elevation for fiost protection. Placement of foundations at least 48 inches below exterior grade is typically used in this area. 4) Continuous foundation walls should be well reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 12 feet. Foundation walls acting as retaining structures should also be designed to resist lateral earth pressures as discussed in the "Foundation and Retaining Walls" section of this report. 5) All existing till, topsoil, fine grained soils and any loose disturbed soils should be removed and the footing bearing level extended down to the relatively dense, natural coarse granular soils. If water is encountered, the footing areas should be dewatered before concrete placement. The dewatering can probably be accomplished by trenches placed outside the footing areas and sloped to gravity outlet or a sump where the water can be collected and pumped. It should be feasible to place a shallow depth (up to about 1 foot)of screened rock in the excavation bottom to aid in the dewatering. 6) A representative of the geotechnical engineer should observe all footing excavations prior to concrete placement to evaluate bearing conditions. FOUNDATION AND RETAINING WALLS Foundation walls and retaining structures which are laterally supported and can be expected to undergo only a slight amount of deflection should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of at least 50 pcf Job No. 108 106A GgH' tech - 6 - for backfill consisting of the on-site granular soils. Cantilevered retaining structures which are separate from the residence and can be expected to deflect sufficiently to mobilize the full active earth pressure condition should be designed for a lateral earth pressure computed on the basis of an equivalent fluid unit weight of at least 40 pcf for backfill consisting of the on-site granular soils. The wall backfill should not contain debris, topsoil or oversized rocks. All foundation and retaining structures should be designed for appropriate hydrostatic and surcharge pressures such as adjacent footings, traffic, construction materials and equipment. The pressures recommended above assume drained conditions behind the walls and a horizontal backfill surface. The buildup of water behind a wall or an upward sloping backfill surface will increase the lateral pressure imposed on a foundation wall or retaining structure. An underdrain should be provided to prevent hydrostatic pressure buildup behind walls. Backfill should be placed in uniform lifts and compacted to at least 90%of the maximum standard Proctor density at a moisture content near optimum. Backfill in pavement and walkway areas should be compacted to at least 95% of the maximum standard Proctor density. Care should be taken not to overcompact the backfill or use large equipment near the wall, since this could cause excessive lateral pressure on the wall. Some settlement of deep foundation wall backfill should be expected, even if the material is placed correctly, and could result in distress to facilities constructed on the backfill. The lateral resistance of foundation or retaining wall footings will be a combination of the sliding resistance of the footing on the foundation materials and passive earth pressure against the side of the footing. Resistance to sliding at the bottoms of the footings can be calculated based on a coefficient of friction of 0.50. Passive pressure of compacted backfill against the sides of the footings can be calculated using an equivalent fluid unit weight of 350 pcf for moist condition and 200 pcf for buoyant condition. The coefficient of friction and passive pressure values recommended above assume ultimate soil strength. Suitable factors of safety should be included in the design to limit the strain which will Job No. 108 106A C--�'Ttech - 7 - occur at the ultimate strength, particularly in the case of passive resistance. Fill placed against the sides of the footings to resist lateral loads should be a granular material compacted to at least 95%of the maximum standard Proctor density at a moisture content near optimum. FLOOR SLABS The natural on-site soils, exclusive of topsoil, are suitable to support lightly loaded slab- on-grade construction. To reduce the effects of some differential movement, non- structural floor slabs should be separated from all bearing walls and columns with expansion joints which allow unrestrained vertical movement. Floor slab control joints should be used to reduce damage due to shrinkage cracking. The requirements for joint spacing and slab reinforcement should be established by the designer based on experience and the intended slab use. A minimum 6 inch layer of free-draining gravel should be placed beneath basement level slabs to facilitate drainage. This material should consist of minus 2 inch aggregate with at least 50%retained on the No. 4 sieve and less than 2% passing the No. 200 sieve. All fill materials for support of floor slabs should be compacted to at least 95%of maximum standard Proctor density at a moisture content near optimum. Required fill can consist of the on-site granular soils devoid of debris, topsoil and oversized rock. UNDERDRAIN SYSTEMS Free water was encountered during our exploration and it has been our experience in mountainous areas that local perched groundwater can develop during times of heavy precipitation or seasonal runoff or groundwater level can rise seasonally. Frozen ground during spring runoff can also create a perched condition. We recommend below-grade construction, such as retaining walls, crawlspace and basement areas, be protected from wetting and hydrostatic pressure buildup by an underdrain system. A trench intercept drain placed around the planned excavation prior to construction could be used to lower the groundwater level and reduce the need for building excavation dewatering. Job No. 108 106A G(�S' tech - 8 - The underdrains should consist of drainpipe placed in the bottom of the wall backtill surrounded above the invert level with free-draining granular material. The drain should be placed at each level of excavation and at least I%2 feet below lowest adjacent finish grade and sloped at a minimum I% to a suitable gravity outlet or sump where the water can be collected and pumped. Interior lateral drains on about 12 to 15 feet spacing should be provided below basement slab areas. Free-draining granular material used in the underdrain system should contain less than 2% passing the No. 200 sieve, less than 50% passing the No. 4 sieve and have a maximum size of 2 inches. The drain gravel backfill should be at least 2 feet deep and extend to above any seepage in the adjacent cut face. The drain gravel should be covered with filter fabric. It may be desirable to incorporate the permanent underdrain system with the construction dewatering. A trench intercept drain would be placed about 10 to 15 feet fi•om the proposed excavation and to a depth of at least 2 feet below the proposed excavation elevation, as previously discussed. The drain slope and gravel depths should be as discussed above. A civil engineer should design the drain systems. SITE GRADING Embankment tills should be compacted to at least 95%of the maximum standard Proctor density near optimum moisture content. Prior to fill placement, the subgrade should be carefully prepared by removing all existing fill, debris and topsoil and compacting to at least 95%of the maximum standard Proctor density. Subgrade stabilization of soft areas may be needed prior to fill placement. Permanent unretained cut and fill slopes should be graded at 2 horizontal to 1 vertical or flatter and protected against erosion by revegetation or other means. The risk of slope instability will be increased if seepage is encountered in cuts and flatter slopes may be necessary. SURFACE DRAINAGE The following drainage precautions should be observed during construction and maintained at all times after the residence has been completed: 1) Inundation of the foundation excavations and underslab areas should be avoided during construction. Job No. 108 106A Ggtech - 9 - 2) Exterior backfill should be adjusted to near optimum moisture and compacted to at least 95%of the maximum standard Proctor density in pavement and slab areas and to at least 90%of the maximum standard Proctor density in landscape areas. 3) The ground surface surrounding the exterior of the building should be sloped to drain away from the foundation in all directions. We recommend a minimum slope of 6 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches in the first 10 feet in paved areas. Free-draining wall backfill should be capped with about 2 feet of the on- site finer graded soils to reduce surface water infiltration. 4) Roof downspouts and drains should discharge well beyond the limits of all backfill. LIMITATIONS This study has been conducted in accordance with generally accepted geotechnical engineering principles and practices in this area at this time. We make no warranty either express or implied. The conclusions and recommendations submitted in this report are based upon the data obtained from the exploratory borings drilled at the locations indicated on Figure 1, the proposed type of construction and our experience in the area. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future. If the client is concerned about MOBC, then a professional in this special field of practice should be consulted. Our findings include interpolation and extrapolation of the subsurface conditions identified at the exploratory borings and variations in the subsurface conditions may not become evident until excavation is performed. If conditions encountered during construction appear different from those described in this report, we should be notified so that re-evaluation of the recommendations may be made. This report has been prepared for the exclusive use by our client for design purposes. We are not responsible for technical interpretations by others of our information. Pon 5356 Vail, CO 81658 Job No. 108 106A Subject: Observation of Excavation, Unit A of Proposed Duplex, Lot 16, Block 7, Bighorn Subdivision, 4918 Meadow Drive, East Vail, Colorado Dear Claes: As requested, a representative of Hepworth-Pawlak Geotechnical, Inc. observed the excavation at the subject site on June 4 and 15, 2009 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. We previously conducted a subsoil study for design of foundations at the site and presented our findings in a report dated May 30. 2008, and provided recommendations for the building underdrain design in a report dated March 17, 2009, under the above job number. Unit A is the southern portion of the proposed duplex and will be a 2 story wood flame structure. The ground floor will be slab on grade at an elevation of 8562 feet. which is near the existing ground surface. Unit B will be constructed at a later date and have a basement level. At the time of June 5 site visit, the foundation excavation for Unit A had been cut in one level from about 4 to 8 feet below the adjacent ground surface. The soils exposed in the bottom of the excavation consisted of medium dense, silty sand and gravel with scattered cobbles. Groundwater encountered in the excavation was being removed by three separate sump and pump areas placed around the perimeter of the excavation. There w some water hi the bottom as of the excavation and loose disturbed soft subgrade soils. At this time we recommended the groundwater continue to be pumped; the loose disturbed material removed and the excavation subgrade be stabilized such as by placing 1 to 2 feet of screened rock on the subgrade. When we returned on June 15, the excavation had been cut at two levels from about 4%z to 8 feet below the ground surface. There was about 1 to 1 '/, feet of 3/ inch screened rock on the excavation subgrade that appeared firm and relatively stable. The groundwater was being adequately controlled by three well pt:;nl;s placed along the northern side of the excavation. At this time, the Pxcavation air jer„eel suitaWe fog•'footing construction. Any soft subgrade areas should be subexcavated and additional screened rock placed as needed to provide a firm base for the footing construction. The groundwater in the excavation should conLi inualIv be removed and any softened soils and mud removed before concrete placement. Other recommendations presented in our previous report which are applicable should also be observed. The recommendations submitted in this letter are based on our observation of the soils exposed within the foundation excavation and the previous subsurface exploration at the site. Variations in the subsurface conditions below the excavation could increase the risk of foundation movement. We should be advised of any variations encountered in the excavation conditions for possible changes to recommendations contained in this letter. The identified suspect material included plaster, linoleum, and surfacing. Six (6) samples of this suspect material were collected and delivered under chain-of-custody documentation to Reservoirs Environmental, Inc. (Reservoirs) for analysis by Polarized Light Microscopy (PLM). Reservoirs is an accredited analytical laboratory located at 5801 Logan Street, Suite 100 in Denver, Colorado. The results of the laboratory analyses indicate that the suspect ACM had zero or trace amounts of asbestos containing materials at less than 1%.
