Hey Burke,
If the shed is not proposed, you will not need to calculate GRFA or site coverage and will not need to submit the
associated red-lined plans.
As you are aware,the location of the 100-year Gore Creek floodplain,the 15 foot setback from the rear property line,
the 50 foot setback from the center line of Gore Creek are the primary issues associated with a deck expansion. A
survey will be required to demonstrate compliance with these requirements of the Vail Town Code.
A title report and utility approvals are still required since the footprint of the deck is being expanded. Simple elevation
drawings or marked-up photographs can be submitted to help communicate the design of the proposed deck
expansion. If new exterior light fixtures are proposed, fixture counts and fixture cut-sheets will be required. If no new
fixtures are proposed,fixture counts and cut-sheets are not necessary.

Hey Burk,
The Town of Vail has received the design review application for a deck replacement at 1975 Placid Drive, Unit 33
(Ptarmigan Townhomes). This application is incomplete and can not be reviewed as submitted. As you are aware,the
setback of the proposed deck and storage shed from the property boundaries, Gore Creek centerline, and the 100-year
flood plain are of concern. Additionally,the proposed storage shed is defined as a building that counts as gross
residential floor area and building site coverage.
The following items must be submitted to complete this application:
• "Addition" design review application is required for the storage shed
• Title report schedules A& B
• Utility approvals and verification forms
• Stamped topographic survey
• Site Plan
• Landscape plan
• Floor plans
• Elevation drawings
• Exterior lighting plan and fixture cut sheets
• Site development standards calculations (GRFA, site coverage, landscaping area, parking, etc.) and red-lined
plans showing how the standards were calculated.
Please be aware that the Ptarmigan Townhouses are zoned Residential Cluster District and treated as one entity for
zoning purposes. Therefore, all submitted architectural plans and the associated development standards calculations
must address the entirety of the Ptarmigan Townhomes development site and not the Christofferson unit only. The
elevation drawings must be revised to show the proposed deck and storage shed in context of the full townhouse
building.
Please submit additional plans and revisions addressing these items at your earliest convenience. If you have any
