mountain work.

Project Management
• Challenging reroofing projects require good management that is consistent and organized during the reroofing
project. Turner Morris Inc. understands that your buildings will likely be occupied during the project. We focus
heavily on reroofing projects and have the experience required to understand and reduce homeowner concerns and
complaints during the reroofing project.
o Scott Cunningham has over 6 years of high alpine environment project management experience at
Turner Morris Roof Systems and will be involved during the entire project.
Ouality Control
All work performed in relation to this project will be conducted by legitimate employees of Turner Morris,Inc and/or its
hired sub-contractors and all applicable taxes and insurance on all labor shall be paid. Upon request, Turner Morris will
provide proof of workers compensation insurance and contractors general liability insurance and if applicable insurance
certificates on subcontractors.
• Using our own employees allows us to control quality much better than when subcontractors are used. Our
workers are trained to complete things in a certain way so that we offer the same,high quality product every time.
• Employees will be monitored daily by a Turner Morris Inc.jobsite superintendent who will be confirming that
they are actually following the details required and specified in the RFP.
• All of our employees pass pre-employment drug screening and we use the E-Verify system to verify that all
Turner Morris employees have the legal right to work in the United States.
Insurance& Safety
• It is common for roofing contractors to hire subcontractors who do not have insurance and are not as concerned
with safety. Although the roofing contractor hired may be able to show you an insurance certificate for his own
company,that certificate does the building owner no good if the workers on-site are not actual employees. It is
important to verify that everyone who will be working on your roofs is fully insured and that there is a master
safety plan for the project.
• When a roofing contractor uses subcontractors, accidents on the jobsite could potentially result in a
lawsuit involving the owner if the injured party is not covered by Workman's Compensation
insurance.
• Subcontractors of the on-site roofing contractor often do not carry general liability insurance. Using
our own employees eliminates the question of who pays if there is damage to the property or an injury
to a pedestrian or worker on the property.
• Safety is generally less of a concern to subcontractors who are being paid a specific labor budget,
which increases likelihood of an accident and exposure to the building owner.

Typical Specifications and Details:
Roof to meet Town of Vail Building Department requirements.Minimum U.L.Class A roof system.
• Price to be Broken down between the East and West unit.
• Roof vent design.
• Tow Of Vail Also Requires a snow management plan or snow retention system above egress.
Tear off Specifications(typical):
1. Protect,windows,decks,gutters,patio furniture,siding,and flat roof on west half of house.Damage to be the responsibility
of the roofing contractor.
2. Tear off existing cedar shake roofs and dispose of the material.NOTE*Roof to be dried in at the end of each work day.Leaks
are not acceptable;during construction damage caused by roof leaks is the responsibility of Turner Morris.
3. Turner Morris is to provide mobile trash containers.
4. Job site to be cleaned of trash and debris at the end of each workday.Driveways to be cleared with magnet.
5. Inspect existing plywood decking and replace damaged and saturated plywood at a cost of$3.75 sgft.
Heat tape:
• Heat tape to be removed from Roof.
Metal and Flashings:
• Roof materials to be Dark Bronze. 6um,
• Flashings to be custom fabricated.Painted steel to be 24 gauge pre-painted color to be Dark bronze.
• Valleys to be per the manufacturer and open 8"min exposed on each side of the valley.
• Sidewalls to be sidewall flashings and surface mounted counter flashing.NOTE*proper water shed design would be
to remove the stucco 18",adhere new underlayment up wall 18"Install step shingles,install new stucco.This repair
is very expensive and a stucco contractor will be needed. This detail is not included in estimated price.
Snow Retention:
• Install additional Metal roof clips below each s-5 clip for greatest weight capacity.
• Install one row of S-5-E mini color Guard entire length above decks(side entry),garages and front entry. S-Utility
clips to be installed one row 16"OC to accommodate for the needed snow loads.
• Snow retention layout as per manufacturer's recommendations.Install row above load bearing wall. Locations
listed above in Red. Estimated allowable snow fence dead load of 50,745lbs on each side.

INSPECTION SUMMARY:

OBSERVATIONS OF THE EXISTING ROOF CONDITION:
➢ Cedar shingles on roofs appeared to nearing the end of their useful life but still shedding water as
designed. We estimate with proper preventative maintenance and winter snow management the
roof can last another 3-5years. Brittle and fractured shingles were seen throughout the roof. The
south facing roof planes were starting to curl and crack; this is caused by the intense UV exposer.
These areas should be monitored to insure that their watershed capabilities are not compromised.
There were broken and missing shakes seen sporadically on all roof facets and will need to be
replaced.
Roofs nearing the useful life should be maintained more often and large snow and ice
formations should be removed to reduce the likelihood of water intrusion

➢ Heat tape:
Heat tape was noted on North Side of Duplex. It appeared to be in good repair but might not last much
longer due to the high UV Exposer. Also With a new roof system heat tape may get ripped of without
proper snow retention. Heat tape should be removed.
➢ Roof vent pipes:
Roof vent pipes are starting to fail. Pipe on roof appeared to be only mildly degraded. They should be
sealed to reduce the likelihood of water intrusion. Mildly damaged vent stacks should be sealed.
Severely damaged pipe boot should be replaced. Note* no stacks were noted in the severe range.

➢ Roof vents:
Exhaust vents were noted. It is unknown if these vents are adequate net free ventable space. It should be
noted however that there were no eave vents noted. To have proper a roof needs "place the breath in"
and a"place to breath out". Since a condensation problem hasn't been reported there is a good chance
that one doesn't exist. This is however a very real concern when the new roof is needed.
Wood shakes breathe very well, due to their construction application. New roof systems typically
don't allow the amount of air movement that wood shakes allow. Resulting in the possibility of
condensation without proper ventilation.

Metal Roofing
• Remove existing roofing system and dispose of debris including battens and felt. Roof to be left water
tight at the end of each work day. Damage plywood to be replaced for$3.75/sqft
• Adhere Drexel High temperature Bituthene Ice and Water Shield onto entire roof field and 12" up wall
terminations. Ridge to receive Felt paper for better breathability.
• Install Versa Shield, Required for UL CLASS A.
• Install Custom Vent system on Ridges and 5ft down hips.
• Install 24 gauge Kynar prefinished drip edge on eaves and rakes.
• Install 24 gauge prefinished double lock standing seam metal roofing and trim. Crimp panels to trim.
(No exposed rivets or screws in panels.) Specifications to meet the attached specifications.
• Install painted steel gutters and downspout above entryway and west deck.
• Install Snow retention as outlined in Drawing above.
We propose to furnish material and labor-complete in accordance with above specifications,for the sum of:$39,130
Exclusions:All work is to be done according to the strict specifications stated above and will not change without agreement in writing by both parties.Dumpster to be
provided by TMI.Permit fees..Snow removal. Fascia replacement.Painting.Condensation is a very real danger,Turner Morris is not responsible for condensation.
Damage caused by others.Leaks caused by ice dams, siding,Acts of God.Temporary water proofing to be done on a time and material basis.extending vent pipes will
be done on a time and material basis.Carpentry not in above scope of work.Plumbing.Patina.Glass.Electrical..Skylights.and lights.Price is only good for 30days.
Turner Morris,Inc.warranties all workmanship for two years from date of completion.
Payment to be made as follows: 50%in advance,monthly progress payments up to 90%and 10%upon final
inspection.
This proposal,including the conditions on the reverse side,shall,Authorized
when accepted by you,constitute a contract between us,and all Signature
prior representations or agreements not incorporated herein are
superseded.
ACCEPTANCE OF PROPOSAL The above prices,specifications and Signature
