Our client, Carol Schmidt and her husband have been long time home owners in town and last January they contacted our firm to help them with an addition and remodel to their existing home. Carol will be developing this property for the future enjoyment of their family. The specific program from the beginning was to develop a design for a second unit that would be comparable in size to the existing home and to remodel the existing home to upgrade the interiors. Because the existing home, built in the early 1970's, has a simple Tyrolean style massing, adding onto the existing house and garage has presented specific challenges. Site limitations have also contributed to the complexity of the design. After many studies of how to accommodate a second unit on the property, the preferred design solution the Schmidt's have decided to pursue is limited by several criteria: • To comply with the Town of Vail Design Guidelines, the style and massing of the existing architecture must be applied to the secondary unit in a way that doesn't exactly match the existing details, but compliments and uses much of the same vernacular. This is done by bringing some of the details of the new unit to the remodel of the existing unit (e.g. deck railings, window details, roof fascias, etc.) • The existing stand of Engelmann Spruce trees is a very desirable attribute of the property. Our goal is to save and improve as many existing trees as possible. The Schmidt's realize, given budget limitations that dictate keeping the existing home, that many of the existing trees will be lost, but we have made every effort to maintain many healthier specimens. • Because it is very difficult to add directly to the existing structure, given the height limits and existing building massing, it was determined that the best way to incorporate a new unit onto the property was to separate the mass of the new unit from the existing unit and develop a connecting element that would allow flexibility to transition from one unit to the other physically and architecturally. • Other criteria such as location of the entry and the driveway /parking for the new unit also dictate the arrangement and configuration of the building massing. R e s o r t D e s i g n c o m • Proximity of the indoor and outdoor spaces of each unit was also a governing factor in the decision to develop the mass of the new unit with some level of separation from the existing unit. • The lower, west half of the property is undesirable as a building site given the ground water issues there. In addition, it is also undesirable to block the views from the existing home. These two issues dictate that the additional unit be pushed as far to the south /southeast as possible. • The construction budget also dictates leaving the existing garage intact, but make it accessible from the existing home. This requires a secondary connecting element to create the vertical circulation needed to connect the varying floor elevations of the existing garage and home. Given these parameters for the design, the proposed design solution creates two homes that will appear as one building to the casual observer and will comply with the Town of Vail Design Guidelines.
