CQM November I, 20 I 3 Town of Vail Community Design Review Board " DESIGN REVIEW BOARD CHANGES PROJECT NARRATIVE MARSHALL RESIDENCE REMODEL PROJECT #I 107 To Whom it May Concern, This submittal is a full set of updated plans as requested by Warren and for changes to approved plans for the remodel and minor addition to an existing residence built in I 992 at I 93 Beaver Dam Road. The following is a list of changes since the Final DRB approved drawings and various changes approved by the DRB. Architectural Drawin�s: �i I) Sheet A2.Oa: -E�erior space under a previously approved deck is proposed to be enclosed and converted into e�erior storage. See GRFA calculation sheets for revisions. See elevations. 2) Sheet A2.Ob -The existing North wall/roof edge and supporting columns of the Master Bedroom were constructed further to the North than the existing drawings show on EX-A2.I. The new drawing now reflects this correction as elements above. See other plan and elevation sheets as well as revised GRFA calculation and site coverage revisions. 3) Sheet A2. I a: -A new f repit is proposed on the West side of the West deck. It will be constructed of blued-steel to match the approved steel on the home and stone that matches the approved stone on the house. -The previously approved BBQ location on the West deck was just North of the top of the stairs leading to the bacl<yard. The proposed new location is on an expanded section of deck along gridline I between grids cc.2 and dd. The BBQ surround will be all copper-faced. " -A guard-rail is proposed to be deleted at gridline dd between grids I & 2. Reference the attached revised site plan for new grading and boulder retaining that alleviates the need for a guardrail by code. The entire roof is being pulled back toward the house signifcantly and the columns are proposed to be supported from the bridge instead of continuing down to existing stone piers on the ground. See elevations and revised site coverage calculations. 4) Sheet A2. I b: -See note on sheet A2.Ob above. 5) Sheet A2.2: -See note on sheet A2.Ob above. -See last note on sheet A2.I a above. 6) Sheet A2.3: -See note on sheet A2.Ob above. -See last note on sheet A2.I a above. 7) Sheet A2.3: -Lower Level GRFA calculations modified to reflect proposed addition of exterior/enclosed storage and space that used to be dead space into a mechanical space accessed from the interior. 8) Sheet A2.4: -Main Level GRFA calculations modified to reflect issue with North wall of Master Bedroom as noted in sheet A2.Ob above. -Total proposed GRFA of project= 6,I I 4 sf of 7,483 sf allowable. 9) Sheet A2.5: -Site coverage calculations modifed to reflect proposed changes in the last note of sheet A2. I a above. -Site coverage calculations modifed to reflect issue with North wall of Master Bedroom as noted in sheet A2.Ob above. -Total proposed site coverage for the project= I 8.9% of 20% allowable. Landscape Drawings (narrative provided by Landscape Architect� I . Sheet L I, dated Jan. I 'I 3, is no longer representative of existing conditions, therefore, it is not submitted in the Nov. I package. 2. Sheet L2, dated Jan. I 'I 3, is the same as the current sheet L I and is unchanged in substance. 3. Sheet L3 of the current set, the Site Layout and Grading Plan has undergone several changes since the Jan. I submittal: a. The Hot Tub area shows a re-designed hot tub and hot tub location. The new location has impacted the site in the following ways: I , site grading has changed to accommodate the new location; 2. since it's closer to the house,the area between the main east-west walk has pinched the open area ne�to the bridge. What was previously a"dry creek" is too small for that treatment and is now a relatively level planting area; 3. there is an informal stone access walk from Bedroom #3's patio to the back(north side of the hot tub for service access; 4. the boulder retaining has been slightly modified to accommodate the new hot tub design by e�ending the retaining wall to the hot tub. b. The northwest patio has been re-designed with the elimination of the Fire Pit, causing a few changes to Sheet L3: I . the stone patio previously associated with the Fire Pit has been eliminated, reducing the overall amount of paving and heated portions of the improvements; 2. site grading has been adjusted, slightly, for this change. c. The informal wall<from the upper level parl<ing area has been modified to accommodate a storage area below the main level deck; d. A small boulder retaining wall has been proposed for the southwest corner of the main level deck in order to raise grade to within code requirements so as to eliminate a guard rail along the south edge of the decl<. This will involve the removal of one existing Serviceberry shrub; e. The area within the front entry, the "bridge" of the house, the Master Bedroom, and the driveway has been scaled back and excludes any site worl<associated with a dry creel<, leaving existing boulder retaining as is and undisturbed; f. The are to the south of the entry drive has undergone a few design changes, including a re- alignment of the "dry creel<", a reconfguration of the existing boulder wall, and the inclusion of a dry well to handle any surface water in that area, and; g. a small walkway treatment to the area between the parking closest to the house and the main level deck has been modified to match the paving of the decl<. 4. Sheet L3 of the current set, equivalent to Sheet L4 of the set submitted on Jan. I has undergone changes, primarily due to the changes reflected on Sheet L2. Most changes are reflective of the revised Plant Schedule in plant quantity, but following is a brief description: Marshall Residence Remodel Project#I I 07 I I/I/I 3 Page 3 of 4 a. Due to the elimination of the Fire Pit on the northwest side of the house, the sod has taken its place and has been extended to the east, eliminating some flowers and groundcover above the boulder retaining wall; b. Planting around the Hot Tub area has changed, largely in response to the new hot tub design and elimination of the "dry creek"with the addition of perennials on the walkway level to the west of the hot tub, perennials and shrub plantings in the bed created with the service wall<on the east side of the hot tub, and perennial, shrub, and accent evergreen planting within the walkways where the "dry creek" coursed through the area; c. The area between the drive and the house has been changed with the substitution of wildflower grasses to a more upscaled perennial planting, and; d. The area to the south of the drive is reflective of the Site Plan revisions of the re-routed "dry creek" and the substitution of perennials for the wildflower grasses. 5. Sheet L4 of the current submittal, dated Nov. I , is a Detail sheet, roughly equivalent to Sheet L5 of the Jan. I submittal. It differs in the following ways: a. The Fire Pit details have been eliminated; b. The Step Section at the Fire Pit has been modifed to eliminate concrete and stone patio construction below the patio below the main level deck; c. The Pedestrian Bridge Section in the Courtyard has been eliminated due to the elimination of the "dry creel<" near the Hot Tub; d. The Drainage Section through Driveway has been eliminated due to the elimination of the "dry creek" passing from the south side of the drive to the north and impacting the existing boulder retaining, and; e. Details which have been added are a Random Boulder Detail, a Dry Well Detail, and a detail at the Lawn Area. 6. Sheet L6 of the January submittal has been eliminated as it describes the now outdated Hot Tub design. 7. The current Sheet L5 is a Site Area Calculation which calculates the areas of the site which, for lack of a better description, describes impermeable versus permeable portions. This sheet is equivalent to Sheet L7 of the January submittal. The new calculation is described in the Landscape Calculation. General site improvements are shown on this plan for clarifcation, but I welcome you to bring any questions regarding this, or any items mentioned above to my attention.
