Application for Design Review
Changes to Approved Plans
General Information: This application is for all changes to approved plans prior to Certificate of Occupancy. An applica-
tion for Design Review cannot be accepted until all required information is received by the Community development De-
partment. Design Review approval expires one year from the date of approval, unless a building permit is issued and
construction commences.
Submittal Requirements:
The Town of Vail offers two (2) methods for submittal of materials for review of applications. Materials can be submitted
either digitally or on paper. Whichever method you select all materials shall be submitted in that format throughout the
Design Review process. The Town encourages you to consider using the submittal of digital documents and plans.
If submitting digitally all elements of the application shall be uploaded to the Town's share file site as a complete set of
materials. If submitting paper three (3) copies of the materials noted with an asterisk (") and one (1) copy of all others
are required. The materials necessary to have a complete application are as follows:
1. Copies of all pertinent approved plans with illustrated, labeled changes.
2. Joint Property Owner Written Approval Letter, if applicable..

Approval with Modificationsto Approved Plansasdeveloped forthe 2012 Prototype Building.
lYiese colorsand materialsinclude new (except where recently replaced) Pella Window & Door
Products, new stucco systems, wood siding and trims, stone caps, balcony railings, decking and
accoutrementsand garage doors. l�he colorsproposed are forall new building materials,
including existing fasciasand soffitsto remain. No change in roof materialsorcolorsisproposed.
We recognize adjustmentsthat deviate from the Prototype Building (otherthan itemsthat may be
approved forvariation, asrequested below) would cause the Prototype to be updated likewise
forcampus�wide conformance.
The Prototype Building colorsand materialshave proven effective in the natural and open setting,
have strong appeal to the ownership group and are proposed to be used with the variety of
residential buildingson site.
The remaining Residential Buildingsinclude duplexesand triplexesin 2, 3 and 4level configurations.
Asisthe case today, the variety of architectural building configurationswith theirflat and hillside
settingswill offerthe desired lack of monotony while maintaining a cohesive colorand material
theme forthisenduring and vital residential community.
In orderto allow retaining some individual discretion within ourcampus�wide theme, we request
the ability to retain some variety of colors, materialsand texturesasfurtherdescribed forthe
following components:
1. Fro n t Do o rs;
2. New Waterproof Architectural Balcony Deck Coatings, where appropriate forfunction;
Drip-l�hrough Balcony Decking (per Prototype Building) isproposed to match;
3. Concrete Patio�-On-Grade, where appropriate fordrainage;
4. Window sizes, configurationsand placementsalong the scope and placement of many
individualwindow patterns, mullionsand muntinsand usestoday;
5. Courtyard Gates, asmay be deemed appropriate shall include designssimilarin nature
and characterto the existing Gateswhere installed;
6. Garage Doorsalong the same theme and use of materialsasthe Prototype Building;
7. MinorLandscape grading modificationsasneeded to direct roof discharge and water
away from structureswithin ten to fifteen feet of each building perimeter.
Thank you forthese considerationsasrequested. If approved, they will be reviewed and
authorized individually by eitherthe PPC Building Committee orBoard of Directors.
We propose to complete the balance of Residential Refurbishments(since our Prototype Building,
Units3 and 4 of 2012) asfollows:
Pha se I (2013): Units 1, 2, 5, 6, 7, 8, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18 a nd 19.
Pha se 2 (2014): Units 20, 21, 22, 23, 24, 25, 26, 27, 28, 29, 30, 31, 32, 33, 34, 35, 36, 37, 38, 39,
40, 41 a nd 42.
We attach a variety of the PPC Building Typesin the form of Floor& Balcony/Patio Plans& F�cterior
�evationsthat illustrate the use of the proposed windows& doors, garage doors, stucco, stone
caps, wood siding, trimsand bands.
We respectfully request yourapproval of the remaining 40 Residential Unitsasdescribed above
and in the proposed phases.
