The community of Vail is unique in that it places greater emphasis on
aesthetic, environmental and promotional concerns than are traditional in
most municipal governments. The Town planners recognized the importance
of signage design and placement and developed specific guidelines that are
incorporated into the Town of Vail's Town Code. The Town Code
stipulates that each building complex should have a specific Sign Plan that
allows variety, creativity and individuality for signage while complying with
the broader guidelines incorporated in the Town code.
Envisioned as a European pedestrian village, the village core includes
winding streets, paved with brick, dotted with landscaped planters, and
bounded by buildings characterized by scale, height and details borrowed
from ancient European villages and towns.
The village core provides a vital and active commercial and residential
experience for both residents and visitors, with the ground floor shops
topped by several stories of residential units in the model of classic
European "live- work" arrangement.
As a pedestrian oriented model, the planners recognized the importance of
the commercial experience when considering the scale and placement of
signage identifying shopping, dining and entertainment opportunities in the
village. The resulting Sign Code adopted by the Town of Vail (and
incorporated into this Sign Plan) forms the foundation of this plan. The
Village Core is within Sign District 1 of the Sign Code and this plan is
based on the guidelines for that district.
The Plaza Lodge is one of Vail Village's early buildings and represents the
Bavarian aesthetic the town's early planners envisioned for the Village core.
Following the European model, the building incorporates ground floor retail
topped by two stories of residential units. Each commercial entity, and The
Plaza Lodge itself, is allowed to have identifying signage that meets the
strict guidelines in the Town of Vail Sign Code while also complying with
the theme proposed in this Sign Plan.
The Sign Plan allows for individuality in sign design, configuration, colors,
graphics and placement while setting a standard for mounting brackets,
lighting and configuration of new or replacement projecting and wall
mounted type signs. Existing signs which have been permitted by the Town
of Vail shall generally be allowed to remain as "grandfathered" signs until
replaced.
Proposed additional signage for individual commercial tenants (or The Plaza
Lodge itself) should not exceed the limits allowed in the Town of Vail Sign
Code when considered with existing signage. Therefore, the approval and
installation of new signs may require the alteration or removal of existing
signs to comply with the limits set in the Town of Vail Sign Code.
The Sign Plan includes the following:
• Schematic plans for projecting sign mounting brackets and lighting.
• A recommended light fixture. Suitable alternate fixtures will be
considered on an individual basis.
• Rectangular and elliptical sign design parameters for both double
sided "projecting" signs and single sided wall mounted signs.
• A site plan of The Plaza Lodge locating existing signs and awnings,
including "menu boxes" as allowed by the Sign Code.
• Photographs of existing signs and awnings. One example pictured,
includes a group of signs which, in the aggregate, comply with the
intent of this plan.
• Examples of a projecting sign generally meeting the intent and
limitations of the Sign Plan.
The SIGN PLAN does not generally address awnings or awning signs
which may be proposed by individual owners or tenants. Awning signs, as
defined by the Town of Vail Sign Code, shall comply with that code.
The Town of Vail Community Development Department is responsible for
the review and approval of all signs and awnings.
Applicants shall submit plans to the Plaza Lodge Association for preliminary
approval and signatures, including the Application for Design Review —
Sign Application and Joint Property Owner Written Approval Letter
signed by the authorized agent for the Association before applying to the
Town of Vail.
Applications for signs shall be made to the Town of Vail Community
Development Department using forms provided by the Town and available
for download at the Town of Vail Design Review Board website. (see link
below).

It is the responsibility of the applicant to review the Town requirements for
signs and to properly apply for and have approved, any sign or awning
before installing or erecting such signs. The Plaza Lodge Association is not
responsible for the failure of an applicant to comply with the Town of Vail
requirements for review and approval of proposed signage. Approval of any
proposed sign or awning by an owner or tenant of the Plaza Lodge by the
Plaza Lodge Association does not guarantee approval by the Town of Vail
Design Review Board.
The Town of Vail does not allow temporary or non - complying signs and has
the authority and responsibility to remove or cause to be removed any
unapproved or non - complying signs or awnings at the owners' expense,
including fines as defined in the Town Code.
