STRUCTURAL SPECIFICATIONS
1) Structural steel shall be ASTM A36 or better except Wide flanges shall be A992
or better, pipe columns (noted on plans as pipe, in manual as HSS round) which
shall conform to ASTM ASK Grade B (Fy-42 ksi) or better, tube steel columns
(noted on plans as TS, in manual as HSS rectangular or square) which shall be
A500 Grade B (Fy-46 ksi) or better, anchor bolts and bolts shall be A307 or bet-
ter. All stnecturnl steel is to be detailed, fabricated, painted and erected in accor-
dance with AISC STEEL CONSTRUCTION MANUAL, 2005 and CODE OF
STANDARD PRACTICE. All welding to be performed by a certified welder and
conform to AISC and AWS STRUCTURAL WELDING CODE, 2000, all elec-
trodes to be EE -70XX. All Epoxy Anchors to be installed according to manufac-
turer's specifications and details.
2) All cast in place concrete must be made with Portland cement and attain minimum
compressive strength of 3000 psi after 28 days (minimum compressive strength of
4000 psi after 28 days for concrete used in slabs). Design based upon BUILD-
ING CODE REQUIREMENTS FOR REINFORCED CONCRETE (AC1318),
1999. Concrete placement to conform with " Constroctiou Requirements" as de-
fined in ACI 318. All exposed edges of concrete shall have'' /:" chamfer. Concrete
work shall not have any horizontal cold joints unless authorized by the engineer.
3) Reinforcing steel is ASTM Grade 40. Reinforcement placement shall conform to
MANUAL OF STANDARD PRACTICE, 2001 as prepared by CRSL All lap
splices to be minimum 36 bar diameters, all horizontal reinforcement to be con-
tinuous around comers and at wall intersections. Minimum reinforcettrent protec-
tion-
- concrete poured against earth 3"

- concrete slabs 1"
4) Live loads used for design -
-Root 80 psf stow.
- Floor -50 psf private rooms.
- Deck -100 psf.
- Wind -90 mph (3 second gust). Exposure B.
5) All construction must comply with the 20121nterra6onal Building Code as
adopted by the Town of Vail Building Deportment and the "General Conditions of
the Contract for Construction" (AIA Document A201). All construction must be
completed within the tolerances described in the "Residential Construction Per -
formtmce Guidelines" as prepared by the NATIONAL ASSOCIATION OF
HOME BUILDERS.
6) All structural members are shown in their final positions properly braced and sup-
ported; during construction it may be necessary to temporarily sbore portions of
the structure while otter portions are being constructed. Contact the engineer for
consultation as required.
7) General Contractor is responsible for all non- specified connections, contact engi-
neer for details as required. The engineer is to approve all structural substitutions.
8) General Contractor is to coordinate all diaphragm penetrations (i.e- chimneys,
plumbing, sewers, etc.) through floors, walls, roofs and foundation walls with ap-
propriate sub - contractors. General Contractor is responsible for the means, meth-
ods, techniques, sequences, procedures, workmanship, seasonal scheduling and
job-site safety associated with this project. The General Contractor is to verify all
dimensions and elevations with the architectural dmwings. Notify engineer of all
conflicts and omissions between various elements of the working drawings and
the existing conditions prior to commencing with that portion of the project.
General Contractor is to inspect remodel projects and verify, prior use and proper
disposal of existing materials (i.e., asbestos, etc.) as requited by code. Identity of
all existing hidden structural members based upon plans by TMC dated 4 April
2007.
9) All materials exposed to exterior and or moisture conditions shall be treated for
these conditions (i.e.. chemical treatment, staining, painting, damproofrng, mem-
branes, flashing, etc.) as required by code. All materials to be treated or protected
for fire resistance as required by code.
10) Masonry specifications -
a) Hollow load- bearing masonry block shall be 8" thick with minimum
compressive strength of 2000 psi laid in running bond. Mortar to be Type S
with minimum cube strength of 2000 psi free of all admixtures unless
approved by the engineer.
b) Minimum reinforcement shall be-
-vertical -flit @ 16" on center centered.
- horizontal -Bond beams as shown on section with 2 -94 bars continuous.
c) Provide grow in all cells with reinforcement shown on plan, where required
grout solid with flowable grout (minimum compressive strength of 2500 psi
after 28 days). Provide weep holes to verity complete grouting, and vibrate
as required to prevent honeycombing.
