Subject: Observation of Excavation, Proposed Garage Addition to BoMo
Residence, Lot 1, Block 4, Filing 3, Lionshead, 1475 Buffehr Creek Road,
Vail, Colorado
Dear Claes:
As requested, a representative of Hepworth - Pawlak Geotechnical, Inc. observed the
excavation at the subject site on April 11, 2014 to evaluate the soils exposed for
foundation support. The findings of our observations and recommendations for the
foundation design are presented in this report. The services were perfonned in general
accordance with our agreement for professional engineering services to Holm
Construction, Inc., dated March 28, 2014.
The addition will be attached to the east side of the existing garage and be 1'h stories of
wood frame construction with a structurally supported ground floor slab. The addition
has been designed to be supported on spread footings using an assumed allowable soil
bearing pressure of 3,000 psf. The existing residence is apparently founded on shallow
spread footings with no signs of excessive settlement and distress reported.
At the time of our site visit, the foundation excavation for the addition, which was
essentially complete, had been cut in one level about 5 feet below the adjacent ground
surface. The excavation subgrade was at about the same elevation as the existing
building spread footing bearing elevation. The soils exposed in the bottom of the
excavation consisted of medium dense, clayey sandy gravel with cobbles. The results of
a gradation analysis perfonned on a sample of the gravel soils (minus 3 inch fraction)
obtained from the site are presented on Figure 1. No free water was encountered in the
excavation and the soils were generally moist.

Considering the conditions exposed in the excavation and the nature of the proposed
construction, spread footings placed on the undisturbed natural granular soils designed for
an allowable bearing pressure of 3,000 psf can be used for support of the proposed
addition. There could be some differential settlement with respect to the existing
structure which should be considered in the design. Footings should be a minimum width
of 18 inches for continuous walls and 2 feet for columns. Existing fill and any loose
disturbed soils in footing areas should be removed and the bearing level extended down to
the undisturbed natural granular soils. The footing subgrade should then be compacted.
The bearing soils should be protected against frost and concrete should not be placed on
frozen soils. Exterior footings should be provided with adequate soil cover above their
bearing elevations for frost protection. Continuous foundation walls should be well
reinforced top and bottom to span local anomalies such as by assuming an unsupported
length of at least 12 feet. Foundation walls acting as retaining structures should also be
designed to resist a lateral earth pressure based on an equivalent fluid unit weight of at
least 50 pcf for on -site soil as backfill. Backfill placed around the structure should be
compacted to at least 90% standard Proctor density and the surface graded to prevent
ponding within at least 10 feet of the building. Landscape that requires regular heavy
irrigation, such as sod, and sprinkler heads should not be located within 10 feet of the
foundation.
While on -site, we also observed the drill holes to dowel the new continuous footings and
enlarged pad footings into the existing garage footings. The foundation wall dowel holes
were also observed at this time. The drill holes were in accordance with the engineers
detail Section A on Sheet S -5, and on Sheet S -1 of plans dated 02 -07 -14 and observed to
be adequately cleaned out.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the foundation excavation and do not include subsurface exploration to
evaluate the subsurface conditions within the loaded depth of foundation influence. This
study is based on the assumption that soils beneath the footings have equal or better
support than those exposed. The risk of foundation movement may be greater than
indicated in this report because of possible variations in the subsurface conditions. In
order to reveal the nature and extent of variations in the subsurface conditions below the
excavation, drilling would be required. It is possible the data obtained by subsurface
exploration could change the recommendations contained in this letter. Our services do
not include determining the presence, prevention or possibility of mold or other biological

In consideration of the issuance of a revocable permit for the structure above indicated, applicant as
follows:
1. That the structure herein authorized o� a revocable permit basis is restricted exclusively to the
land above described.
2. That the permit is limited specifically to the type of structure described in this application.
3. That the applicant shafl notify the Project Planner and Public Works Department, or their duly
authorized agent, twenty-four hours in advance of the time for commencement of construction, in
order that proper inspection may be made by the Town.
4. The applicant agrees to indemnify and hold harmless the Town of Vail, its officers, employees
and agents against all liability, claims and demands on account of injury, loss or damage,
including without limitation claims arising from bodily injury, personal injury, sickness, disease,
death, property loss or damage, or any other loss of any kind whatsoever, which arise out of or
are in any manner connected with applicanYs activities pursuant to this permit, if such injury, loss,
or damage is caused in whole or in part by, or is claimed to be caused in whole or in part by, the
act, omission, error, professional error, mistake, negligence or other fault of the applicant, his
contractor or his subcontractor. The applicant agrees to investigate, handle respond to, and to
provided defense for and defend against, any such liability, claims, or demands at the sole
expense of the applicant. The applicant also agrees to bear all expenses relating thereto,

including court costs and attorney's fees, whether or not any such liability, claims, or demands
alleged are groundless,false,or fraudulent.
5. Applicant agrees to procure and maintain, at its own cost, a policy or policies of insurance
sufficient to ensure against all liability claims, demands and other obligations assumed by the
applicant pursuant to this Paragraph 4.
6. Applicants further agree to release the Town of Vaif, its officers, agents and employees fram any
and all liability, claims, demands or actions or causes of actions whatsoever arising out of any
damage, loss or injury to the applicant or to the applicanYs property caused by the Town of Vail,
its officers, agents and employees while engaged in maintenance of snow removal activities or
any other activities whatsoever on Town of Vail Property,streets, sidewalks or rights-of-way.
7. That the permit may be revoked whenever it is determined that the encroachment, obstruction, or
other structure constitutes a nuisance, destroys or impairs the use of the right of way by the
public, constitutes a traffic hazard, or the property upon which the encroachment, obstruction, or
structure exists is required for use by the public;or it may be revoked at any time for any reason
deemed sufficient by the Town of Vail.
8. That the applicant will remove, at his expense, the encroachment, obstruction, or structure within
ten days after receiving the notice of any revocation of said permit.
9. That the applicant agrees to maintain any landscaping associated with the encroachment on the
right-of-way. .
10. That in the event said removal of encroachment, obstruction, or structure is not accomplished
within ten days, the Town is hereby authorized to remove same and have the right to make an
assessment against the property and coltect the costs or removal in the same manner as general
taxes are collected_
11. That the applicant has read and understands all of the terms and conditions set forth in this
application_
12. The Revocable Right-of-way Permit is$40.00:$16.00 of the fees pay for Eagle County Clerk and
Recording. Make checks payable to the Town of Vait.
13. Special Conditions: This retaining wall will replace a curb cut that is being abandoned as
required by Public Works.The new curb cut requires a retaininq wall to meet qrade.

1. The sfeel support for the fireplace stone has been modified slightly from the original submittal. The
only load on this wall is its own dead weight. The framing runs parallel to this wall at all levels.
Sheet S4
1.The clip system to be used is the C-2-2-Z clamp on system by TRA. The supplier will supply an
engineered layout plan with the product. A spec sheet for this product is attached.
Sheet S5
1.The symbol for field welds has been added to specific details on Sheets S5 and S6.
Sheet S6
1.The special inspection requirement note has been added to the General Notes on Sheet S6.
