Greetings,
While conducting fire alarm and sprinkler system inspections on January 21st, I observed the following code violations in Lionsquare
East Condominiums.
Section 1008.9.1 (2012 International Fire Code) Hardware. The language in this section prohibits door handles or operating devices which require twisting of wrist
to operate.
Action required: Panic hardware shall be installed on the egress door serving the north end basement exit. Panic hardware shall be listed in accordance with UL 305 and
installed in accordance with section 1008.1.10.1 (2012 IFC) Installation.
Section 8.16.2.4.4 (2013 NFPA 13 – Installation of sprinkler systems) requires that system drains shall discharge
either outside or to a drain location capable of handling the flow of the system drain.
While conducting flow tests of the sprinkler system, I observed that the floor drain in the valve
room was unable to handle drain flow. As a result the floor of the valve room became flooded.
Action required: Explore options to alleviate overflow conditions. Either route a drain
outside or expand current drainage system.
The transition point between the south and east buildings occurs at a point in the basement that at one time was equipped with doors. The doors have been removed; however they are
shown on record drawings.
In addition to doors being shown, record drawings also indicate that this opening occurs in a three hour separation. There is a roll down fire shutter assembly
in the ceiling at this transition point. The operating mechanism appears to be connected to a heat responsive fusible link.
The loop chain for shutter operation has been tied into
a knot such that operation of the shutter is not possible. Further, according to the fire alarm company of record, no testing of the roll down shutter has been conducted relative to
changes made to the building or the fire alarm system contained therein.
Steps shall be taken to either repair and return shutter to service, or propose alternative means to achieve
required separation at this transition. (3 hours per table 716.5, 2012 IBC).
The general contractor should consult the fire protection engineer of record for guidance on this requirement.
Any solutions or justifications of compliance shall be presented in writing and shall bear the stamp of the fire protection engineer of record as well as the architect of record.
