Board members:
I apologize profusely for not making it to the last DRB meeting. It is not fair to you or the Staff that they
are forced to be the advocates for my design but I was not in control of my schedule that afternoon.
Thank you for at least giving me your comments.
Please find attached our resubmittal for DRB approval at the meeting on 5 February 2014.
Unfortunately, pre-existing travel commitments prevent me from attending this meeting too, although I
have made arrangements with Jonathan to be available by video call if necessary. I hope that you will
find the design changes acceptable and can give a final approval.
As relayed to me by Staff, your comments from the previous meeting were focused on two issues:
1. The fact that the ridge line of the east dormer was at the same height as the ridge line of
the south east dormer. You asked that it be lowered.
2. That the window pattern in the large dormers of the SE corner did not appear to be
consistent with those in the other dormers.
Since the last DRB hearing on January 15th, I have received new floor plans from the Building Owner.
These impact the fenestration only on the south and east sides of the top floor. As a result, I have made
the following changes to the design:
a. The “typical” south dormer has been reduced slightly in width and the shape and
fenestration has been changed to match that of the existing dormers found on the west face
of the center wing of the hotel, including the arched top windows. Consequently, instead of
carrying up the window pattern from the floor below and putting them in a dormer form
new to the hotel, I have made the dormers more of an “attic” element and repeated a
design that already exists elsewhere on the hotel (see photo below). As the roof of these
dormers is steeper than the ones shown previously, I raised the parapet across the west,
south and east sides by an additional 6” so they die against the mansard roof. The primary
roof remains where it is now.
b. The dormer on the east face has been revised to be one of the “typical” dormers noted in
“a” above and is significantly smaller than the one shown previously in this location- simply
because the new floor plan does not warrant so much glass as before . This makes
comment #1 above moot as the dormer now dies against the mansard roof instead of
lapping over it as before.
c. The larger dormer at the SE corner, on the south elevation, has been revised as well. It too
is significantly smaller than shown previously and the design is simply scaled up from that of
the other dormers. The height of this dormer is such that it does extend over and past the
parapet but, to a much smaller degree than before. I doubt if much, if any, of the dormer
roof beyond the parapet will be seen from anywhere in the near vicinity. I have opted not
to extend this dormer roof all the way back to the elevator machine room turret. It stops
short of the turret so hotel maintenance staff can access the small area of flat roof
remaining at the SE corner and along the eastern edge of the building. Please note also that
while the area above the dormer windows may extend into the SE corner guest room as a
higher ceiling, there is no habitable space or mechanical use intended for this volume. The
dormer windows are now smaller as well and the fenestration arrangement is simply a
repeat of the arched windows proposed for the other dormers with narrow sidelights added
to give this particular dormer the hierarchical importance that this location on the floor
warrants.
d. The secondary windows (copper trimmed) on the south and east elevations have been
moved as necessary to fit the guest room plans.
