!
I!am!writing!on!behalf!of!our!client!the!Kapito’s!regarding!the!renovation!and!addition!to!their!current!
home!at!381!Beaver!Dam!Circle.!The!Kapito’s!have!owned!the!home!for!the!past!eight!years!and!spend!
a!significant!amount!of!time!during!the!year!with!their!family!on!vacation!skiing!and!enjoying!the!Vail!
community.!

As!their!family!has!grown!older!their!children!have!married!and!the!Kapito’s!are!looking!to!remodel!the!
home!so!that!it!meets!their!needs!for!the!future.!As!part!of!this!renovation!and!addition!we!will!be!
remodeling!the!dining!room,!adding!a!new!kitchen!and!hearth!room,!adding!a!powder!bathroom,!
adding!two!new!bedrooms!with!bathrooms,!remodeling!an!existing!bedroom!and!bathroom,!adding!a!
new!garage!bay!and!converting!an!existing!garage!bay!into!a!ski!locker!and!storage!room,!remodeling!
and!expanding!their!current!laundry!room!and!mechanical!room,!and!adding!an!outdoor!living!space!
with!a!barbeque!grill!and!seating!area.!

All!of!this!work!is!taking!place!within!the!required!setback!and!height!limits!and!we!are!not!exceeding!
our!GRFA!or!Site!Coverage!allowance.!

Because!of!the!unique!nature!of!this!site!–!it’s!a!duplex!lot,!but!each!home!is!a!single!family!home!and!
there!is!no!connection!between!the!homes!–!we!consulted!with!Mike!Suman!who!designed!the!
remodel!to!the!adjacent!home!at!387!Beaver!Dam!Circle!to!make!sure!that!we!used!the!same!
methodology!for!calculating!GFRA,!Site!Coverage,!Outdoor!Lighting,!etc.!
