Frontage Road Vail, CO 81657 Re: Proposed Single-Family Residence 2476 Garmisch Drive South Dear Design Review Board: On behalf of the Owner, Garmisch Haus LLC I am bringing before you a proposal for a new single-family residence to be constructed at 2476 Garmisch Drive South of 3832 sf (see sheets A1.7 and A1.8 for GRFA calculations). Currently, this 11,656,7 sf lot is vacant. The lot is outside of all rock fall zones, flood plains, or avalanche zones as defined by the Town of Vail. To best utilize the site and give the house a more welcoming experience, this residence was designed with a side autocourt, pushing the primary bulk of the house away from the street. Additionally, to create a buffer between the house and the townhomes to the South, the back of the lot will be heavily planted with a mixture of evergreens and aspens. We feel that this will improve views to and from the site. The design’s footprint falls within site coverage limits and it’s size is well below the 4215.4 sf allowable GRFA as indicated in the drawings. The low sloping roof is below the 33 ft. height limit and will undoubtedly help to minimize the home’s impact on neighboring properties. The exterior material palette also helps to root the home in the adjacent context by using reclaimed wood siding, naturally stained cedar siding, and a white stucco or plaster finish in the tradition of Austrian alpine chalets. One unique feature of the home will be the screen walls created by stacking reclaimed wood beams in front of large glass windows, effectively reducing the visual impact of these glazed areas. We have provided an image of this in the drawings to hopefully give you a better sense of what it is we’re proposing.
