house. The proposal would nat be allowed without a variance due to the
setback requiremerots. Additions would likely be allowed to most oth�er
resic�ences in the vicinity. The granting of this variance is necessary to
achieve compatibility an� uniformity of treatment among sites in the area.
The applicants are requesting a variance due to the cvnstraints on their
property. Other property owners are allowed variances if appl�cable ,
criteria are m�t. Thus, this would not be the grar�ting of a special privilege.
Ti�e addi#ion would improve the appearance of the residence. One o�the
objectives of tne Zoning �rdinanc� is to require c�esign rev�ew of buildings
in order to affect their appea�ance in the community and to protect and
enhartce property.
The subject lot is zoned P/S. The P1S Zan� has a minimum ]ot size of
15,000 sq. ft. A typical 15,004 sq. ft. lot in the P/S Zone would contain
a�out 8,000 sq. ft. of buildable area. Th� subject lot is only �1, Q89 sq. ft.
and was annexed into the Tov�rn. The combined effect of the setback
requirements appiicab{e to the !ot reduces the builda�le portian to about
�38 sq. ft. Under these regula#ions, it would be quite difficult to construct
the addition to the residence.
